- What is the contract term and notice period?
- Does reporting include inquiries as well as rankings?
- What would make you tell me this is not working?
The last question separates method from pitch. A firm with a genuine approach can name the conditions under which it would tell you to stop; one without cannot, because nothing would ever falsify what it is doing.
Why ranking guarantees disqualify a firm
Google does not sell placement in organic results and no agency has access to it. A guarantee is therefore either meaningless — guaranteeing rankings for phrases nobody searches — or dishonest. Either reading tells you what you need to know before signing anything.

Claim every profile in your own name
Google Business Profile first. Verify that ownership sits with your business email rather than an agency’s before anybody else touches it.
Install analytics and call tracking before anything starts
Without a baseline in place, every later claim of improvement is unfalsifiable. This takes an afternoon and it is the difference between evaluating an agency and trusting one.
Write down today’s inquiry number
Calls and form submissions per month, for the last twelve months if you have them. That figure is what any engagement should be judged against, and almost nobody records it beforehand.
Photograph your work and your premises
Real photographs outperform stock imagery everywhere they appear. This is genuinely local work you can do yourself in a morning and no remote agency can do for you.
Start asking for reviews today
Every completed job, the same day, the same script. Thirty days of this before an engagement starts gives the agency something to build on and gives you an early read on the channel.
List the districts you serve profitably
Not the ones you would like to. That list is the targeting brief, and producing it yourself stops an agency defaulting to the whole Bay Area.
Technical SEO: what actually needs fixing first
Crawlability, indexation, mobile speed and internal linking. Those four determine whether anything else you do can work, and all four are checkable before you commission any content.
The check you can run yourself
Search your own domain in Google with the site: operator and count the results. If far fewer pages appear than you have, something is preventing indexation, and no amount of writing will fix that.

Get the important ones consistent and ignore the rest. Name, address and phone number identical everywhere they appear matters; being listed in two hundred low-quality directories does not, and services selling that volume are selling activity rather than results.

A small number of genuinely local, genuinely relevant links beats volume decisively. Neighborhood associations, suppliers, local sponsorships, industry bodies and genuine local press are the realistic sources, and each one requires a real relationship rather than an outreach template.
What to refuse
Paid link packages, guest post networks and anything described by volume rather than by source. These carry risk, cost money and increasingly do nothing, which is a poor combination.
Reputation: reviews as a ranking and conversion factor
Reviews influence both whether you appear in the map pack and whether somebody chooses you from it. Count and recency matter more than a perfect average, and a steady stream of recent reviews beats a large number of old ones.
Conversion: what happens after somebody arrives
Rankings that produce visits and no inquiries are a conversion problem, not a search problem. The usual causes are no visible phone number, no pricing guidance, a slow page on mobile, and a form that asks for too much before offering anything.
Measurement: what to track from day one
Calls, form submissions, and which page and source produced each. Organic sessions and rankings are context. If you cannot say how many inquiries organic search produced last month, you cannot evaluate any agency, including a good one.
Reporting: what a monthly report should show
Inquiries by source against the previous period, what shipped this month, what ships next month, and rankings as an appendix rather than a headline. Anything else is presentation.

Structured data worth adding for a local business
LocalBusiness with correct address and hours, Service for each thing you do, FAQPage where you genuinely answer questions, and BreadcrumbList. Everything must match what is visible on the page; markup that describes something the page does not say is a liability rather than an advantage.
What not to mark up
Reviews you do not have, ratings you invented, offers that do not exist, and events you are not running. Fabricated structured data is both against the guidelines and pointless, because the visible page has to support it.
