The short answerRental bookings come from two places: the listing platforms, which bring travelers who have never heard of you, and direct channels, which you own and which keep the fee. We tune the listings inside each platform’s published rules, build or fix the direct booking site, connect a manager’s homes to Google’s vacation rental results through a connectivity partner where they qualify, and run search, social and email to bring guests back. Results are reported as bookings, direct booking share, occupancy and revenue by channel, not clicks. A first direct program usually takes about 90 days to build and test, and our fees come from published planning ranges after a written scope.

What does vacation rental marketing include?
Six jobs, done in a sensible order: listings, a direct booking website, Google, paid ads, email and reviews. An owner with one cabin may need three of them; a manager with dozens of homes needs all six, joined up.
The order matters more than the list. A handsome direct site takes no bookings if nobody searches for the brand, and ads waste money when the photos and the total price do not survive a side-by-side comparison with the next home on the map. We start where the revenue already comes from, usually the platforms, then build the channels that belong to you.
Listings on the booking platforms
The platforms are where travelers who have never heard of you find the home. Photos, title, description, amenities, price and reviews decide whether a traveler clicks, and each platform’s ranking system decides whether they see the listing at all.
A direct booking website
Your own site, with a booking engine tied to your calendar, is where repeat guests, referrals and people who searched your name book without a platform fee. It also gives Google, email and ads a destination you control.
Google search, Maps and vacation rental results
Travelers search by place and need: a cabin with a hot tub near a national park, a beach house that sleeps twelve. Pages written for those searches, plus Google’s own vacation rental listings for qualifying managers, reach people before they pick a platform.
Paid search and paid social
Ads fill specific gaps in the calendar and reach people already planning a trip to your area. They pay off on dates you know you can sell and on audiences that have already seen the home.
Email to past guests
Guests who booked direct and agreed to hear from you are low-cost repeat stays, with no platform fee or click to pay, as long as the list was built inside the rules described further down.
Reviews and reputation
Ratings follow a property across platforms and into AI answers. They are earned through the stay and the follow-up; every platform and the FTC penalize the shortcuts.
Airbnb, Vrbo and Booking.com, or direct bookings?
The platforms bring reach; direct bookings bring margin and the guest relationship. The useful question is not which to choose but what share of nights each should carry.
The fee gap is published. Airbnb’s service fee page says it is moving every home host to a single fee deducted from the payout, where most hosts pay 15.5% and the rest typically 14% to 16%; hosts who use property management software already have to use it. Under the older split fee, now being phased out, most hosts pay 3% and guests pay 14.1% to 16.5% of the booking subtotal. Vrbo’s pay-per-booking fees in the United States are a 12% commission on the rental amount and any fees you charge the traveler, plus a 3% payment processing fee on the total payment.

What does Airbnb’s off-platform policy mean for a direct program?
Airbnb’s Off-Platform and Fee Transparency Policy bans moving current, future or repeat bookings off Airbnb, putting links that take people off the platform in listings or messages, offering discounts to book elsewhere, asking guests for their email through Airbnb messaging after a booking, and using guest contact details for marketing or adding guests to a contact list. Airbnb says repeated or severe violations can lead to suspension. A direct program therefore never converts Airbnb guests by message; it wins direct guests through search, ads, referrals and the brand, and keeps the platforms for discovery.
The arithmetic of one direct booking
On a $2,000 booking subtotal with no taxes or deposits, Airbnb’s 15.5% single fee is $310, and Vrbo’s pay-per-booking fees come to $240 in commission plus $60 in processing. The same stay booked on your own site pays card processing and booking software instead. That difference, less what it cost to win the direct guest, is what a direct program has to beat.
How do owners and managers search for vacation rental marketing?
By the job they want done. In Ubersuggest data for September 2026, vacation rentals advertising is the largest phrase at about 260 US searches a month, ahead of airbnb marketing at about 170 and vacation rental website design at about 140.
The bids show where advertisers expect paying buyers. Vacation rental marketing agency carries a cost per click of $44.39 and vacation rental website design $41.32, the two highest in the set. Seo for vacation rentals ($25.86) and vacation rentals marketing ($24.95) sit in the middle, while airbnb marketing ($13.87) draws a lower bid, which suggests more owners researching the work themselves. Close variants add more: airbnb seo at about 140 searches a month and short term rental marketing at about 30.

Airbnb marketing: what moves a listing up in search
Airbnb publishes the factors it weighs: quality, popularity, price and, for homes, location. Airbnb marketing that ignores those four is decoration.
Airbnb’s help article on how search results work says quality covers photos and videos, guest ratings and reviews, messages between hosts and guests, customer service and cancellation history and, for homes, amenities. Popularity reflects how often guests save a listing to a wishlist, book it and message the host. Price is judged against comparable listings in the area for the same dates. The algorithm also mixes hosts, characteristics and price levels on purpose, so no single listing owns a search, and Airbnb says new listings usually appear in results within 24 hours.
Photos, video and the description
Airbnb says high-quality photos and videos lift engagement, which can lift ranking, and that a complete description gives guests the confidence to book. We plan shot lists around the features guests filter for, not only the living room.
Amenities and accessibility features
Guests can filter homes by type of place, price, amenities, booking options and accessibility features. Airbnb names a crib, a hot tub, a step-free entrance and pet-friendly stays as examples of sought-after characteristics. List only what the home really has.
Open dates, stay length and price
More available dates and more flexibility on how long guests can stay make a listing fit more searches, by Airbnb’s account, and price is the lever a host controls most directly, including discounts for a new listing or a quiet season.
Response time and Instant Book
For homes, Airbnb’s search weighs the Superhost criteria: cancellations, responsiveness, and ratings and reviews. For listings that are not instantly bookable it weighs how fast hosts reply and how often they decline requests, and Airbnb says instantly bookable listings may rank higher because the booking confirms without the host stepping in.
Letting search engines show the listing
Airbnb’s privacy settings include an option to include your listings in search engines, which lets a listing page appear in Google. Airbnb explains the search engine setting in its help center; we decide it per home with your direct site’s own search plan in view.

The total price, shown first
The FTC’s Rule on Unfair or Deceptive Fees names short-term rentals and vacation rentals among the services it covers. Any advertised price must disclose the total price clearly, and more prominently than other pricing information, with mandatory charges such as a cleaning fee included; government charges may be left out of that total. Google vacation rentals and free booking links
Google shows vacation rental listings in Search, Maps and Google Travel, with free booking links that send travelers to book on the manager’s own site. Google charges nothing for those referrals, but not every rental can be listed.
Google’s Hotel Center help on vacation rentals on Google says travelers can filter its results by price, property type, occupancy, amenities and guest rating, and that listings carry rates, availability, an approximate location and a booking link. Partners send the rates, availability, photos and descriptions. The free booking links redirect users to book directly on your website, and Google says there are no fees for Google-generated referrals or bookings.
Who can be listed in Google’s vacation rental results?
Google’s starter guide for vacation rental property managers says individual homeowners, peer-to-peer rentals, individual rooms and partial homes are not currently eligible. A manager needs a suitable direct booking website and the ability to supply pricing and availability.
Connectivity partner or direct feed
For professional managers with fewer than 500 properties, Google strongly recommends connecting through an approved connectivity provider. Managers with at least 500 can apply for a direct integration if they can assign a technical contact able to provide price and availability feeds. Google keeps a public list of connectivity partners to check your software against.
Business Profiles cover the office, not the homes
Google’s Business Profile eligibility rules list vacation homes among the rental properties that cannot have a profile, while sales or leasing offices can. A management company with a staffed office gets a profile for that office; the homes reach Google through listings, the vacation rental results and the site. Markup on property pages
Google documents VacationRental structured data for listing pages, but its documentation says the instructions are for sites already connected with a Google Technical Account Manager and Hotel Center, and that an interest form does not guarantee an invitation. For everyone else, clean property pages come first.

Organic search works differently for one home and for a portfolio. A single home rarely ranks for its destination on its own, but it can rank for its own name, its street or neighborhood and very specific needs. Vacation rentals advertising earns its keep when it is tied to dates you need to fill and to people who already know the place. Paid search catches active planners; paid social and retargeting stay in front of people who looked and left.
Paid search on your names and your places

Facebook ads for vacation rentals
Video and carousel ads on Facebook and Instagram sell the view, the kitchen and the walk to the water, and retarget site visitors with the dates still open. If the same company also advertises long-term leases, those ads belong in Meta’s housing special ad category, which covers ads for the rental of a home or apartment and removes age, gender and ZIP code targeting along with lookalike and saved audiences. Email to past guests, built by the rules
Email to guests who booked direct carries no platform fee and no click cost, which makes it a high-margin channel. It works only if the list grew from direct bookings and sign-ups, not from platform guest data.
Airbnb’s policy bars using guest contact information for marketing or signing platform guests up to a contact list, so the list grows from direct bookings, website sign-ups and direct inquiries. Every promotional email must also meet the FTC’s CAN-SPAM rules: honest sender and subject lines, a valid physical postal address, a working opt-out, and opt-outs honored within 10 business days. Text messages
Marketing texts sent with an autodialer need prior express written consent under 47 CFR 64.1200. A guest can revoke it by any reasonable means, including replying stop, cancel or unsubscribe, and the revocation must be honored within ten business days. Check-in codes and arrival details are a different kind of message from a discount, so keep the two apart. Our SMS marketing team sets up consent capture.
Reviews: how ratings are earned and what is off limits
Reviews decide clicks on every platform and feed Airbnb’s quality signals. The stay and the follow-up earn them; buying, gating or pressuring them breaks platform policy and federal law.
Airbnb’s reviews policy says reviews must come from a real reservation and that hosts may not incentivize, pressure or extort a review, or trade one for a discount, a refund or a reciprocal positive review. Google’s contribution policy bars merchants from offering incentives for reviews, discouraging negative reviews or selectively asking happy customers only. The FTC’s rule on consumer reviews, 16 CFR Part 465, bans fake reviews, buying reviews that express a particular sentiment, undisclosed reviews by owners and managers, groundless legal threats to remove reviews, and presenting displayed reviews as all of them while hiding the negative ones.
Asking at the right moment
Ask every guest, in the platform’s own messaging for platform stays and by email for direct ones, a day after checkout. The same request for everyone, with no reward, keeps you inside every rule above.
Answering reviews
Reply to every review briefly and specifically, fix what the complaint describes and say so. Future guests read the replies as closely as the stars. Our review management team handles it at portfolio scale.
Seasonality, pricing tools and the marketing calendar
A rental’s calendar has peaks that sell themselves and gaps that need marketing. Pricing software sets the rate; marketing makes sure enough of the right people see it.
Three kinds of software sit under the marketing: a property management system for reservations and guest messages, a channel manager that keeps calendars in sync across platforms, and a dynamic pricing tool that adjusts nightly rates by date and demand. We plan campaigns around their data, not instead of it: the dates still open at a sensible rate are the dates worth advertising.
Gap nights and minimum stays
One or two nights stranded between bookings rarely sell at the full rate. A shorter minimum stay for those dates, or a targeted email to past direct guests, can fill them better than a broad discount.
Longer stays in the quiet season
Weekly and monthly stays can steady an off-season calendar. Check the local rules on stay length and taxes first, since some cities treat stays differently by length.
Short-term rental rules that shape the marketing
Before a home is marketed, it has to be allowed to rent, registered where the city requires it and set up to collect the right taxes. Rules differ by city and state, so every plan starts with the address.
New York City’s Local Law 18, adopted in January 2022, requires short-term rental hosts to register with the Mayor’s Office of Special Enforcement and bars booking services such as Airbnb, Vrbo and Booking.com from processing transactions for unregistered rentals; enforcement began on September 5, 2023. A listing that cannot be booked cannot be marketed, so registration comes before photography.
Taxes follow the booking channel. Airbnb says it collects and remits occupancy and similar taxes only where it has agreements with governments or is required to by law, and lists those tax collection areas; hosts handle everything else. On a direct booking, no platform collects anything. Florida, for example, asks anyone who collects rent for stays of less than six months to register each transient rental accommodation for sales tax on its DR-1N registration form.

How do AI assistants answer vacation rental questions?
Travelers now ask ChatGPT, Claude, Perplexity, Gemini, Microsoft Copilot and Google’s AI Overviews for a place to stay, and owners ask them how to win direct bookings. The answers are assembled from pages that state facts plainly.
Travelers’ questions can be very specific: a lake house near a town, sleeps ten, allows dogs, has a dock. Assistants answer from listing platforms, Google’s own results, destination guides, review sites and the property pages they can read. A manager whose property pages list sleeping arrangements, amenities, accessibility features, pet rules and the total price in text, and whose destination guides answer real planning questions, gives assistants something specific to repeat and link.
- OpenAI says sites that opt out of OAI-SearchBot are not shown in ChatGPT search answers.
- Perplexity says PerplexityBot surfaces and links websites in its search results.
- Anthropic says disabling Claude-SearchBot may reduce a site’s visibility in Claude’s search results.
- Google says there are no additional requirements to appear in AI Overviews or AI Mode beyond normal search practice.

How to choose a vacation rental marketing agency
Pick the one that talks about bookings, direct share and the rules before it talks about followers. An airbnb marketing agency that offers to move guests off the platform is offering to put your account at risk.
