Bed and breakfast website design is the planning, design and build of a website for a B&B, country inn, guest house or small lodge that sells each room, the house, the town and the hosts, and takes the reservation directly instead of handing it to a booking platform. It is for owners and innkeepers who run a handful of rooms themselves, and it produces a site that a busy host can update late at night in a few minutes. Progression Agency is based in New York City and works with clients across the United States and worldwide.

The short answerA good B&B website does three jobs: it shows every room on its own page, it answers the policy questions that stall a booking, and it sends guests to your booking engine with one clear button. The booking engine and calendar sync come from your reservation provider; the site frames them and never handles card numbers. Most bed and breakfasts fit our five to eight page brochure site, from $9,500 with a 6 to 8 week timeline; larger inns fit the 10 to 16 page tier from $18,000.
Rules and platform features are described as published by the FTC, the U.S. Department of Justice, the PCI Security Standards Council, Google and W3C, read in October 2026; they can change, and this page is general information, not legal advice. Prices are Progression’s published fixed-scope website prices; every engagement is quoted from a written scope.
What is bed and breakfast website design, and what must the site do?
It is design for a property where the host is part of the product. The site has to sell three things at once, the room, the place and the person who pours the coffee, and then let the guest reserve without picking up the phone.
Sell the room before the guest compares prices
Travelers choosing a small property look at rooms one at a time. A page per room, with the bed size, the bath, the view and a starting rate, lets them choose the Garden Room over the Attic Suite on your site rather than on a comparison screen.
Sell the place and the season
Nobody books a B&B for the mattress alone. The site shows why the town is worth the drive in every season: the fall color, the winter fireplace, the spring wedding weekend, the summer trailhead five minutes away.
Sell the hosts, honestly
The difference between your house and a chain hotel is you. A short, warm page about who runs the inn, what breakfast looks like and how check-in works gives a guest the confidence to choose a place with eight rooms instead of eight hundred.
Do you need a website for your bed and breakfast if you are already listed on booking platforms?
Yes. Booking platforms bring discovery, but every reservation they take carries a commission and leaves the guest relationship with them. Your own site is the place returning guests, referrals and people who already found you can book directly.
What a listing does well and what it does not
A listing puts your property in front of travelers comparing options in your area, which matters most for a new inn. It cannot tell your story at length, collect your guests’ email addresses for next season or sell a gift certificate, and the platform sets the rules for how you appear. A website for bed and breakfast guests to book on directly is the one channel you fully own.
Direct bookings for a bed and breakfast start with being findable by name
Many guests see you on a platform and then search your inn’s name. If that search shows a clear, fast site with a booking button and the same rates, a share of them book direct. If it shows an outdated page or nothing at all, they go back to the platform.
Keep the platforms and your own site in step
Rates, room names and photos should match across your site and every listing. A channel manager, covered below, keeps availability in sync so a room booked on one channel closes everywhere else.
The page map for a bed and breakfast website
A typical B&B needs six to ten pages: home, one page per room or a rooms overview, rates and packages, the house and grounds, breakfast, a local guide, policies, and contact with directions. The table below shows what each page holds and who keeps it current.
| Page | Its job | What it holds | Who updates it |
|---|---|---|---|
| Home | Say what the place is in one screen | Hero photo, one-line promise, booking button, latest package | Owner, each season |
| Rooms overview and room pages | Let the guest choose a room | Photos, bed size, bath type, view, occupancy, starting rate | Owner, when rooms change |
| Rates and packages | Explain price and extras | Seasonal rates, minimum stays, romance or holiday packages | Owner, each season |
| Availability and booking | Take the reservation | The booking engine’s calendar and checkout | Booking engine, automatically |
| The house and grounds | Show the setting | History, common rooms, garden, porch, parking | Owner, rarely |
| Breakfast and amenities | Answer the food and comfort questions | Sample menu, dietary requests, coffee hours, Wi-Fi | Host or cook |
| Local guide and events | Give a reason to visit now | Dining, trails, wineries, festivals, weddings nearby | Host, monthly |
| Gallery | Show the whole property | Captioned photos grouped by room and season | Owner, yearly |
| Reviews | Show what guests say | Selected guest comments with dates, link to your profiles | Owner, as they arrive |
| Policies | Remove doubt before payment | Deposit, cancellation, check-in, children, pets, accessibility | Owner, when terms change |
| Contact and directions | Get people there | Address, map, parking, phone, arrival tips | Owner, rarely |
| Gift certificates | Sell stays as presents | Certificate purchase link and terms | Owner, before holidays |
Bed and breakfast online booking belongs on every page, not one
Put the booking button in the header so it stays visible as a guest scrolls, and repeat it at the end of each room page with the room already selected where your booking engine allows it.
Keep the rates page honest and simple
Show a starting rate per room per night by season, the minimum stay on weekends and holidays, and what a package adds. Guests who can see a number book; guests who are asked to call often keep looking.
Gift certificates as a winter revenue line
A gift certificate page, linked from the menu in November and December, sells future stays in the slow months. Most booking providers and many payment tools offer certificates; the site makes them easy to find.
Room pages and copy that turn a look into a reservation
Each room page answers four questions in the first screen: what the room looks like, which bed it has, what the bathroom is, and what it costs. Everything else, the story of the quilt or the view of the lake, comes after that.
| Element | What to include | Why it matters |
|---|---|---|
| Room name and one-line description | “Second floor, king bed, clawfoot tub, lake view” | Lets a guest compare rooms at a glance |
| Bed and occupancy | Bed size, number of beds, maximum guests | The first question couples and friends ask |
| Bathroom | Private or shared, tub or shower, any steps | A common reason for a cancellation or a complaint |
| Floor and access | Which floor, stairs, step-free route if there is one | Guests with limited mobility need it to decide |
| View and light | Which way it faces, what you see | Often the reason one room books first |
| Comforts | Fireplace, desk, air conditioning, robes | Answers small doubts that stop a booking |
| Starting rate | From price per night by season | Price is the question everyone has |
| Book this room | A button that opens the booking engine on this room | Removes a step from the path |
Write in your own voice
Copy that sounds like the person at the front door is the strongest advantage a small inn has. We interview the hosts, then write the pages so they read the way you talk, without exclamation marks or the word “charming” on every line.
Describe the bathroom plainly
Write whether each bath is private or shared, and whether it has a tub, a shower or both. Vague bathroom copy is one of the most frequent reasons guests contact an innkeeper before booking, and those messages cost the host time.
Answer the questions guests email you
Keep a list for two weeks of every question that arrives by phone or email before a booking. Each one becomes a line on a room page, the policies page or the breakfast page, and the inbox gets quieter.
Bed and breakfast booking software: booking engine, channel manager and reservation system
Three tools sit behind the booking button, and many providers bundle them. The booking engine takes reservations on your site, the channel manager keeps availability in step with the platforms, and the reservation system or property management software is where you run the front desk.
| Tool | What it does | What the website does | Who you pay |
|---|---|---|---|
| Bed and breakfast booking engine | Shows live availability and takes the reservation and deposit | Places the calendar or button on every page and styles it to match | The booking provider, by subscription or per booking |
| Channel manager | Pushes rates and availability to listing platforms and pulls their bookings back | Nothing directly; it keeps the site’s calendar accurate | Usually the same provider |
| Reservation system or property management software | Guest records, room assignments, housekeeping, reports | Feeds confirmations and pre-arrival emails | The software provider |
| Payment processing | Charges the card and holds the deposit | Sends the guest to the provider’s secure page | The processor, per transaction |
| Website | Sells the rooms and the place | Everything a guest reads before booking | A one-off build; hosting optional |
How to choose bed and breakfast booking software for your site
Ask each provider four things: can the booking widget be styled to match your site, can a room page open the engine on that room, does it sync with every platform you list on, and can you export your guest data if you leave. The best booking engine for a bed and breakfast is the one that answers yes to all four at a price that fits your room count.
What a bed and breakfast channel manager does
A channel manager connects your calendar to the booking platforms, so when a room sells in one place it closes in all the others. Without one, a host updates each calendar by hand and risks a double booking on a busy weekend. Bed and breakfast software often includes one; the website simply reads the result.
A bed and breakfast reservation system that you already use
If your property already runs a bed and breakfast reservation system you like, we build around it rather than replacing it. The site’s job is to send guests into that system cleanly, on the right room and the right dates.
Card security stays with the booking provider
Card payments fall under the PCI Data Security Standard, which applies to any business that stores, processes or transmits cardholder data. A well-built B&B site never collects card numbers on its own forms; the guest pays on the booking provider’s secure page, and the provider carries that burden.
Show the full price, including mandatory fees
The FTC’s Rule on Unfair or Deceptive Fees, in effect since May 12, 2025, covers short-term lodging, including inns and other places of lodging. A required fee such as a cleaning or resort fee must be part of the total price shown; taxes can be shown separately but must be disclosed before the guest pays. We check that the rates page and the booking path show the price the guest will actually pay.
Put the bed and breakfast cancellation policy where guests see it
Deposit amount, refund window, minimum stay and holiday rules belong on the policies page, on each rates panel and in the booking engine’s checkout. A guest who reads the terms before paying is far less likely to dispute a charge later.

Bed and breakfast website builder or template, or custom bed and breakfast web design?
A builder or a bed and breakfast website template is enough for a single property with a tight budget and a host who wants to edit everything personally. A custom site pays off when design, search control, speed and a booking path built around your rooms start to decide whether a guest books with you or with a platform.
| Question | Website builder | Template or theme | Custom B&B site |
|---|---|---|---|
| Upfront cost | Lowest; a monthly plan | Low; theme plus setup time | A one-off fixed price |
| Who builds it | You, usually | You or a freelancer | A designer and developer |
| Look | Shared with every site on the same design | Shared with every buyer of the theme | Drawn from your house and rooms |
| Booking engine | Usually an embedded widget | Plugin or embed | Styled and placed on every room page |
| Search control | Limited to what the builder exposes | Good on a self-hosted CMS | Full: structure, schema, speed, redirects |
| Leaving later | Export limits vary by builder | Portable if self-hosted | You own the files and the domain |
| Best fit | A new B&B testing demand | A host who likes to tinker | An established inn that wants more direct bookings |
When a bed and breakfast website builder is the right answer
If you are opening with three rooms, have a small budget and enjoy doing it yourself, a builder gets you live this month. Choose one that lets you register the domain in your own name and export your pages and photos.
Bed and breakfast website templates and themes
A b&b website template or a bed and breakfast WordPress theme looks finished out of the box, which is the appeal. The trade-off is that other inns bought the same one, and the layouts rarely fit how your rooms, packages and policies actually work. Inn website templates carry the same limits.
When custom design pays off
An established property with steady demand, a distinctive house and a booking engine worth showing off usually gets more from a custom build. If your current site works and only looks dated, a restyle in place on your existing structure is on our price table from $4,800.
Small hotel website builder or B&B site?
Builders sold for small hotels assume front desks, many room types and corporate rates. A B&B with six rooms and a host who cooks breakfast needs fewer pages and warmer copy. For a property past about thirty rooms, our hotel website design page is the better starting point.
Best bed and breakfast websites: what strong examples have in common
The best bed and breakfast websites share a handful of habits: a booking button that never disappears, one page per room, the full price shown before payment, photos taken in the real light of the house and a local guide the hosts clearly wrote themselves.
Reading bed and breakfast website examples with a critical eye
When you look at bed and breakfast website examples for inspiration, open them on your phone first. Count the taps from the home page to a confirmed room, check whether the price you saw is the price at checkout, and see whether you can tell the rooms apart. The prettiest site is not always the one that books.
Fast on a phone, measured the way Google measures it
Google’s Core Web Vitals treat a page as good when the main content loads within 2.5 seconds, the page responds to a tap within 200 milliseconds and the layout shifts by no more than 0.1, measured at the 75th percentile of visits. Heavy photo galleries are the usual reason a B&B site misses those marks, so we size and compress every image.
Structured data that names you as a bed and breakfast
Schema.org has a BedAndBreakfast type, a kind of lodging business. We add it to the site with your name, address, phone, check-in times and amenities, so search engines and AI assistants read the facts without guessing.
A photography and copy brief for innkeepers
Photos decide most small-lodging bookings, and the best ones are taken in your own light by someone who knows the house. Plan a shoot around a list, not a mood: every room from two angles, every bathroom, breakfast as it is served and the view from the end of the drive.
| Shot | How to take it | Where it is used |
|---|---|---|
| Each room, wide | From the doorway, lights on, curtains open, mid-morning | Room page lead photo |
| Each room, detail | Bed linens, fireplace, desk or reading chair | Room page gallery |
| Each bathroom | Show the tub or shower clearly; no wide-angle stretching | Room page and policies |
| Breakfast | The real dishes on your table, natural light | Home and breakfast pages |
| Common rooms | Parlor, library, dining room, porch | The house page |
| Exterior | Front of the house in each season you can | Home page and Business Profile |
| The town | Main street, trail, beach or vineyard nearby | Local guide pages |
| The hosts | One natural portrait at the door or the kitchen | About page |
Shoot in the season you sell most
If summer weekends fill themselves and autumn is your strongest selling season, shoot the porch in October. A second short shoot in the quiet season adds the winter fireplace photos that sell the slow months.
Captions guests can use
Every image gets a caption naming the room or the place, which also gives screen readers and search engines a description. “The Willow Room, queen bed, garden view” helps far more than “Relax in comfort.”
Inn website design for inns, guest houses and small lodges
The same principles fit an inn with a dining room, a guest house in a city neighborhood, a hostel or a mountain lodge, with a few changes in what the site leads with. An inn website often sells dinner and events as much as rooms.
Country inns with a restaurant
Give the dining room its own page with menus, hours and a reservation link, and keep it separate from room booking so diners and overnight guests each find their path. Packages that combine a room and dinner sit on the rates page.
Guest house website design for city properties
A city guest house competes on location and value. The site leads with the neighborhood, transit and walking times, and room pages keep the price prominent. Guest house website design is usually the most compact build of all.
Lodge website design and outdoor properties
A lodge sells the setting: trails, water, ski runs, hunting or fishing seasons. Lodge website design leans on a strong local guide, seasonal packages and clear directions, because guests are often arriving somewhere remote.
Hostel website design
Hostels sell beds as well as rooms, attract younger travelers on a budget and need house rules up front. Hostel website design puts dorm and private room options side by side with clear per-bed pricing.
Getting found: SEO for bed and breakfast websites and local search
Most guests find a B&B by searching the town plus the kind of stay they want, by looking at the map results or by asking an AI assistant. The site earns those visits with clear room pages, a complete Business Profile, local guide pages and steady reviews.
Your bed and breakfast Google Business Profile
Choose the category that describes your property most specifically, as Google’s category guidance advises, add real photos, hours, the booking link and your amenities, and keep it in step with the website. Google says local results rest mainly on relevance, distance and popularity, and that there is no way to pay for a better local ranking.
Free booking links on Google
Google shows free booking links beside hotel results, with no charge for clicks. Properties that use a reservation system may already be connected through their provider, so ask yours before paying anyone to set it up.
Local guide pages that earn rankings
A page on the best breakfast-free dinner spots, the fall foliage drive or the wedding venues within ten minutes answers what visitors search for and gives them a reason to stay with you. Written by a host who lives there, these pages are hard for a platform to copy. Our hotel SEO page explains how this works at a larger scale.
Reviews, asked for fairly
Ask every guest for a review after checkout and answer the ones that arrive. The FTC’s Consumer Reviews and Testimonials Rule allows asking all guests, even with an incentive, but bans fake reviews, reviews bought on the condition that they are positive and threats meant to get a review removed.
When to add bed and breakfast marketing beyond the site
Once the site and profile are in shape, the next step is usually email to past guests and a modest social presence. Paid bed and breakfast advertising works best for packages and slow-season dates, sent to a page built for that offer rather than to the home page.
Opening a new inn or buying an existing one?Tell us your opening date, room count and what is already in place. You get a free proposal with a launch schedule that has the site ready before the first reservation, with a same-business-day reply.
Email, gift certificates and repeat guests
Past guests are the cheapest bookings a B&B will ever get. A site that collects email addresses with consent, and a few well-timed messages a year, brings them back before they look anywhere else.
Bed and breakfast email marketing in four messages a year
A spring note with summer dates, an autumn note with the foliage package, a November note on gift certificates and a winter note with midweek offers is enough for most properties. Our email marketing service can run it, or the site can hand a simple setup to the host.
The rules every guest email follows
Under the FTC’s CAN-SPAM compliance guide, every marketing email carries your valid physical postal address and a clear way to opt out, and an opt-out is honored within 10 business days.
Bed and breakfast social media, kept small
A host who posts the breakfast table and the changing view twice a week usually does better than an agency calendar of stock quotes. If you want help, our social media marketing work starts with the Presence package at $850 a month for one platform.
Accessibility and the ADA reservation rules for small lodging
Describe your property’s access honestly on every room page, and build the site so guests using a keyboard, a screen reader or magnification can book. Small owner-occupied B&Bs have a narrow federal exemption, but clear access information helps every guest.
Which properties the ADA lodging rules cover
Title III of the ADA lists inns, hotels, motels and other places of lodging as public accommodations, with an exception for an establishment in a building with no more than five rooms for rent that the proprietor actually lives in. A six-room inn, or a five-room house the owner does not live in, falls outside that exception. Confirm your position with your own adviser; this is general information, not legal advice.
What covered properties must do in their reservations
For covered lodging, 28 CFR 36.302(e) requires that guests with disabilities can reserve accessible rooms in the same hours and manner as others, that accessible features are identified and described in enough detail for a guest to judge whether a room fits, and that a reserved accessible room is held for that guest.
| Detail | Example wording |
|---|---|
| Entrance | Two steps at the front door; a step-free side entrance with a ramp |
| Route to the room | Ground-floor room reached without stairs from the parking area |
| Bed | Queen bed, top of mattress about 25 inches from the floor |
| Bathroom | Roll-in shower with a fold-down seat and grab bars |
| Common areas | Breakfast room on the ground floor; parlor up three steps |
| Alerts | Visual smoke alarm available on request |
An accessible website, built to WCAG
We build and test the site itself to WCAG 2.2 Level AA: keyboard use, contrast, readable type, labeled forms and image descriptions. Our accessible website design page covers the wider standard and remediation of an existing site.
How much does a bed and breakfast website cost?
On our fixed-scope table, a five to eight page brochure site, the right size for most B&Bs, is from $9,500, and a 10 to 16 page site for a larger inn with dining and events is from $18,000. The booking engine subscription is paid to your provider, not to us.
| Build | From | Typical timeline | Fits |
|---|---|---|---|
| Single landing page | $1,400 | 1 to 2 weeks | A package, an event weekend or a gift certificate offer |
| Restyle in place | $4,800 | 3 to 5 weeks | A site that works but looks dated; structure kept |
| Accessibility remediation | $4,000 | 3 to 6 weeks | An existing site brought to WCAG 2.2 AA |
| Brochure site, 5 to 8 pages | $9,500 | 6 to 8 weeks | Most bed and breakfasts and guest houses |
| Business site, 10 to 16 pages | $18,000 | 8 to 13 weeks | Larger inns with dining, events or several buildings |
| Maintenance (optional) | $50 to $250 a month | Ongoing | Updates, backups, security, small edits |
What the price includes
Discovery, the page map, design, room page copy built from an interview with the hosts, the booking engine placed and styled, structured data, accessibility testing, redirects from the old site, recorded training and launch. Every quote follows a written scope, so you know the price before work starts.
What is not included
The booking engine or channel manager subscription, payment processing fees, photography if you choose a professional shoot, and hosting if you prefer to host elsewhere. We say so in the scope rather than surprising you later.
SEO after launch, priced for one property
Our monthly SEO retainers start at about $1,500 a month, which many single-property B&Bs will not need. The practical path is a one-off project: keyword research and mapping from $1,200 or a technical SEO audit from $1,900, both on our SEO pricing page, then the host keeps the guide pages fresh.
How long does it take to build a bed and breakfast website?
A five to eight page site usually takes 6 to 8 weeks from the first call to launch, and a larger inn site 8 to 13 weeks. The variable is usually photography and how quickly the hosts can review copy during a busy season.
- A call with the owners about rooms, rates, booking tool and season
- A room list with bed, bath, view and rate for each room
- A page map and photo brief approved by the owners
- Design built on real room photos and real copy
- Booking engine placed on every page and tested end to end
- Local guide pages written from an interview with the hosts
- Accessibility, speed and phone testing before launch
- Recorded training, then launch in the quiet part of the week
Before you open: your website timeline
For a new bed and breakfast, start the site about three months before the first night you plan to sell. That leaves time for the booking engine account, the photo shoot once rooms are finished and a few weeks for the Business Profile to settle before guests start searching for you.
Can you edit the site yourself after launch?
Yes. Hosts change rates, packages, photos and the local guide themselves, and we record a short training session covering each task. The domain, hosting and admin account stay in your name.
How AI assistants answer questions about B&Bs and their websites
Travelers now ask ChatGPT, Claude, Perplexity, Gemini, Microsoft Copilot and Google AI Overviews where to stay in a town, which inns serve a real breakfast or which B&B allows dogs. Innkeepers ask the same tools who designs B&B websites and which booking software fits a small property.
What the assistants tend to cite
For lodging questions, assistants lean on property websites with plain facts, booking platform listings, review sites, local tourism pages and travel articles. A B&B site that states room details, policies, pet rules and nearby attractions in clear sentences gives them something accurate to quote.
What to publish so your inn is named
One page per room with facts in text, not only in photos; a policies page in plain sentences; a local guide with specific places and distances; structured data; and a Business Profile that matches the site. Our AEO for hotels page covers the approach for larger properties.
How to choose a B&B website design company
Choose a designer who understands small lodging: someone who asks about your booking engine before showing designs, puts the domain in your name, writes room pages from an interview with you and quotes a fixed scope.
| Requirement | How to check it |
|---|---|
| Works with your booking engine | Ask how they will place and style the widget on room pages |
| You own the domain, hosting and admin login | Ask whose name goes on each account |
| Room pages, not one rooms gallery | Ask for a page map before the quote |
| Full price shown before payment | Ask how they check rates and mandatory fees in the booking path |
| Accessible build and honest access details | Ask which standard they test to and how room access is described |
| Copy in the host’s voice | Ask how they gather material: interview, questionnaire or none |
| Fast on a phone | Ask for Core Web Vitals results from a recent build |
| Fixed scope and price | Ask for the scope in writing before any deposit |
