Updated October 2026 · Written and maintained by the Progression Agency strategy team
General contractor SEO is the work of making a general contracting firm easy to find, check and shortlist when owners, developers, architects and owner’s representatives search for a builder, and we do it together with AEO, so AI assistants name your firm, and paid ads on Google, Microsoft and LinkedIn. Progression builds and runs all three for small builders, mid-size and commercial general contractors, construction managers and design-builders, measured by invitations to bid and work won. Progression Agency is based in New York City and works with clients across the United States and worldwide.

The short answerSEO for general contractors wins when the site proves capacity: one page per completed project, sector pages, delivery-method and preconstruction pages, and current bonding, safety and license facts. AEO puts the same facts into a shape ChatGPT, Perplexity, Copilot and Google AI Overviews can quote. Ads on Google Search, Performance Max, Local Services Ads, Microsoft and LinkedIn reach owners in the weeks a project is being staffed. We report invitations to bid, shortlists and contracts by source; organic results build over six to twelve months, ads within weeks. Retainers run $2,500 to $10,000 a month.
Spending figures are from the Census Bureau’s construction spending release for August 2026. Regulatory points are read from the rule texts and platform pages named in each section. Prices are Progression’s published SEO, one-off and website prices; ad management is quoted from a written scope.
What general contractor SEO covers, and what Progression delivers
It covers every page, profile and listing an owner’s team reads before inviting a firm to bid, plus the AI answers and ads that put the firm in front of them first. What we deliver is a steady flow of the right invitations, in the sectors you want.
Who we build this for
Small builders moving into light commercial and tenant improvement work, mid-size general contractors with a regional market, commercial GCs bidding public and private work, construction managers working at risk or as agency CMs, and design-build firms that sell a single point of responsibility. Specialty trades are better served by our contractor SEO page, and residential builders by home builder SEO.
SEO, AEO and paid ads under one plan
The three channels share one set of facts. The project page that ranks in search is the page an assistant cites and the page an ad sends a facility director to. Running them as one program means one message, one tracking setup and one monthly report that shows which channel put your firm on which shortlist.
The scoreboard: invitations, shortlists and contracts
Traffic is a weak signal for a firm that needs twenty good bids a year, not twenty thousand visitors. We count bid invitations, prequalification requests, interview slots, contracts signed and the value of work won, each tied back to the search, AI answer, referral or ad that started it.
How do owners, developers and architects find a general contractor?
Mostly through people they trust, followed immediately by a search. The search confirms or kills the referral, and it adds firms the adviser did not know.
Developers and private owners
A developer with a new medical office or self-storage site looks for firms that have finished that building type nearby, at a similar size, inside the last few years. Their queries name the building type and the place, and they open the project pages first and the About page last.
Architects and owner’s representatives
Advisers protect their own reputation when they recommend a builder. They check whether the firm has worked with a design team like theirs, how it handles preconstruction and value engineering, and who will run the job. Named project managers and superintendents with their own short bios answer that better than any slogan.
Facility directors and public owners
Hospitals, universities, school districts and agencies buy through formal procurement. Their staff search for firms already registered, bonded and licensed for the work, and they read capability statements closely. Plain, dated facts carry more weight with them than photography.
Homeowners, for the small builder
Smaller general contractors still win custom homes, additions and renovations from homeowners who search with a town name. Those pages belong on the same site, but on their own branch, so the commercial pages keep speaking to owners and advisers.
The pages that win general contractor work
Five page families do most of the work: projects, sectors, delivery methods, proof and people. Our construction SEO page explains the project page in depth; here is how each family is built for a general contractor.
| Page family | Who reads it first | What it must state | What we add for search and AI |
|---|---|---|---|
| Project page, one per job | Developers and architects | Building type, square footage, value range, delivery method, schedule, team | Structured data, sector and method links, captioned photos |
| Market-sector hub | Owners in that sector | Completed work, sector rules you handle, references available | Answer-first summary, FAQ on that sector |
| Delivery-method page | Owner’s representatives | How you run design-bid-build, CM at risk or design-build, with fee and risk logic | Comparison table and plain definitions |
| Preconstruction page | Architects and developers | Estimating stages, constructability review, schedule and budget checkpoints | Process steps and a sample deliverable list |
| Prequalification page | Procurement staff | Bonding, EMR, recordable rate, licenses, insurance, certifications | Dated facts and a downloadable packet |
| People pages | Selection committees | Project leads, their sectors and recent jobs | Person schema linked to projects |
Project pages written like a bid narrative
Each finished job gets a page that reads like the best page of a proposal: the owner’s problem, the site constraints, the schedule, the trade sequence that solved it, the delivery method and the result in measurable terms you are allowed to publish. Owners searching for a builder of that type land here first.
Sector hubs built on real work
A sector hub only goes live when there are projects to link from it. Health care, education, industrial, multifamily, hospitality and retail are common hubs; cold storage, data halls and laboratories become separate hubs once the firm has two or three of each.
Preconstruction and delivery methods
Many owners pick the method before they pick the builder, so a clear page on each method you offer catches them early. Explain how you price a guaranteed maximum price, when you join the design team and what the owner receives at each estimate stage.
Self-performed work as a differentiator
If your crews pour concrete, frame or install drywall themselves, give each scope its own short page. Owners read self-performed work as schedule control, and it gives search engines another honest reason to show your firm.
Construction prequalification facts as pages owners can verify
Put every fact a prequalification questionnaire asks for on the site, dated and current. A procurement officer who can confirm bonding, safety and licensing in two minutes is far more likely to send the invitation.
Bonding pages for federal and private work
On federal jobs bonding is not optional. Under FAR 28.102-1, performance and payment bonds are required for any construction contract over $150,000, contracts over $35,000 and up to that figure need at least two kinds of payment protection chosen by the contracting officer, and the bonds come before the notice to proceed. A bonding page that names the surety relationship and the single-project and aggregate capacity your surety supports answers the first question a public owner asks.
Where do bonding claims need care?
State licensing rules can limit how bonding is advertised. California’s licensing board, in Industry Bulletin 20-21, tells contractors they may not advertise that they are bonded, because the license bond could suggest more protection than it gives. We write project-bond capacity as a fact for owners, keep license-bond language out of ads, and run any state-specific wording past your counsel.
Safety pages with the formula on the page
Owners compare recordable rates, so show the math. The Bureau of Labor Statistics computes an incidence rate as the number of injuries and illnesses times 200,000, divided by employee hours worked, where 200,000 stands for 100 employees working 40 hours a week for 50 weeks. Publish three years of recordable rate, DART rate and EMR with the year beside each figure.
The OSHA 300A summary as a calendar item
Under 29 CFR 1904.32, the Form 300A summary must be posted no later than February 1 of the year after the records cover and stay up until April 30, certified by a company executive. We schedule the safety page update for the same week, so the numbers online match the numbers on the wall.
Licenses by state and by class
Licensing differs by state, and so do the classes. California’s licensing classifications separate the A General Engineering contractor, the B General Building contractor and the B-2 Residential Remodeling contractor from the C specialty classes. The same CSLB bulletin asks for the license number on all advertising, including websites, and notes civil penalties of $100 to $5,000 for advertising violations. Each state you work in gets its own line on the licenses page.
How do general contractors get invited to bid?
Through three doors: public procurement, private shortlists and repeat clients. Search and AI visibility help with all three, and each needs different pages.
Federal and public work
For federal contracts, FAR 4.1102 requires offerors to be registered in SAM.gov at the time an offer is submitted. Agencies and primes searching for bidders also check whether the name, address and capabilities on the website match that registration, so we align the two and add a public-sector page that lists registrations, codes and past public projects.
Private shortlists
Private owners rarely advertise a bid. Their advisers draw up a list of three to six firms, and every name on it is searched by the selection committee. Your firm’s own name is your most valuable keyword at that stage, so the brand search results must show current projects, a clean profile, recent reviews and no confusion with a firm of a similar name.
Repeat clients and referral partners
Owners who built with you once come back when the site shows you kept growing in their sector. A short project update after each completion, sent to past clients and design partners, earns more invitations than most campaigns.
Pages for subcontractors and suppliers
Strong subcontractor coverage lowers your bid prices. A page explaining how trades prequalify with your firm, which sectors and regions you bid, and where invitations to bid are published helps you build a deeper bench.

Local SEO for general contractors and the Google Business Profile
Local results matter most for firms that win work within a metro area. The profile should describe a real office, and every detail on it should match the website and the license record.
Google Business Profile for contractors: one profile per staffed office
Google’s Business Profile guidelines ask for the business’s real-world name and do not permit unnecessary information in it. A virtual office is not eligible, and a co-working office qualifies only with clear signage and staff during business hours. A service-area business that does not receive customers at its address should hide it. Getting the Google Business Profile for contractors right starts with a real, staffed office.
Categories, services and photos
A well-kept Google Business Profile for contractors reads like a short capability statement. Choose the primary category that best describes the firm, add the services you actually sell, and post finished-project photos with short captions that name the building type and town. A profile with recent work gives an owner one more reason to click through to the project page.
Reviews from owners and design partners
Commercial clients review less often than homeowners, so ask at substantial completion and again at closeout. Ask everyone; never filter or reward a positive review. The FTC’s rule on consumer reviews makes incentives conditioned on a particular sentiment unlawful.
Firms with several offices
Each staffed office gets a profile and a page with its own leaders, projects and directions. Shared projects link from both. Our local SEO services cover the multi-office setup and citation cleanup.
What a general contractor website needs before SEO can work
A general contractor website has to load quickly, keep one URL per project and make every proof fact readable as text. If the site cannot do that, SEO money leaks.
Architecture that follows how owners browse
Projects, sectors, methods, proof, people and contact, with each project linked to its sector and method. That structure lets an owner move sideways from one hospital job to the next, and it tells search engines what the firm is known for.
Photo-heavy pages that still load fast
Large project galleries are the usual reason a builder’s site is slow. We compress and size images, lazy-load galleries and write descriptive alt text, so the photos help rankings instead of hurting them.
What if the site has few pictures?
Lead with facts. A project page with the building type, size, schedule, delivery method and one strong photo outperforms a gallery of thirty unlabeled shots. Renderings, progress photos and drone frames from the superintendent fill gaps honestly.
Redesign or rebuild
If the site needs a rebuild, our contractor website design team handles it, with a redirect map so existing rankings survive. Fixed prices start from $9,500 for a brochure site of 5 to 8 pages and from $18,000 for a business site of 10 to 16 pages, from the website design and development table.
AEO for general contractors: getting named when owners ask AI assistants
AEO, answer engine optimization, makes your firm the one an assistant names and links when an owner asks who can build their project. We sell it as part of the same retainer as SEO, because it runs on the same facts.
How owners, developers and architects ask ChatGPT, Perplexity, Copilot and Google AI Overviews
Their prompts read like a project brief: which general contractors near a city have built medical office buildings of about 40,000 square feet, which firms offer CM at risk for a school renovation, whether a named firm is bonded for a project of a given value, or a request to compare three named builders on safety and experience.
| What an owner asks | What the assistant looks for | The page we build or fix |
|---|---|---|
| General contractors in a city for a building type | Firms with comparable projects in that place | Project pages with type, size, town and year |
| Who offers CM at risk or design-build nearby | Plain statements of delivery methods offered | Delivery-method pages and the capabilities page |
| Is a named firm bonded, and for how much | A stated capacity on a page it can quote | Bonding page with dated surety facts |
| Compare three firms on safety | Rates with years and definitions | Safety page with EMR, recordable and DART rates |
| Who has built for a specific owner type | Sector hubs linking real jobs | Sector hub with an answer-first summary |
| Reviews of a named firm | Consistent profiles and recent reviews | Profile, directories and review requests |
What Progression does for general contractor AEO
We rewrite capability, project and sector pages answer-first; add FAQ, Organization, LocalBusiness, Service and page-level schema; clean up the firm’s entity record so name, address, phone, licenses and leadership match across the site, profiles, directories and association listings; keep review and directory profiles consistent; and run a fixed prompt set each month to record when assistants name and link the firm.
AI search for contractors: why GCs are different
Trade contractors are asked about one service in one town. General contractors are asked about capacity, experience and risk, so assistants reward firms that publish numbers they can quote. Our AEO for contractors page covers the trades, and AEO for construction companies covers the wider industry.
Measuring AI visibility
Each month we run the same prompts across the main assistants and log whether the firm is named, linked or described correctly, next to the bid invitations that arrived. Holding the prompt wording fixed is what makes month-to-month changes meaningful.
Paid ads for general contractors: Google, Microsoft, LinkedIn and retargeting
Paid ads put the firm in front of owners while a project is being staffed, long before organic pages mature. We run general contractor ads as part of the same plan and judge them by bids won, never by clicks.
| Channel | Who it reaches | Best use | What to watch |
|---|---|---|---|
| Google Search | Owners and advisers searching a building type and place | Sector and method campaigns to matching landing pages | Job seekers and homeowner repair searches as negatives |
| Performance Max | Search, YouTube, Display, Discover, Gmail and Maps | Firms with clean conversion data and strong project creative | Needs offline conversions to avoid low-value leads |
| Local Services Ads | Local searchers in eligible areas | Small builders and residential GCs | Category and availability vary by area |
| Microsoft Advertising | Search on Bing and partner sites | Office-based decision makers on desktop | Smaller volume, often lower cost |
| Developers, facility directors, architects by job title | Capability content to named companies and roles | Higher cost per click; judge by meetings | |
| Retargeting | People who read a project or bonding page | Reminders during a long selection cycle | Frequency caps and fresh creative |
Google ads for general contractors: search campaigns by sector
One campaign per sector or delivery method keeps the budget aimed at the work you want: medical office builders, tenant improvement contractors, design-build firms for industrial buildings. Each campaign theme sends people to a landing page about that exact work, with projects, proof and a short form.
Performance Max, used carefully
Google describes Performance Max as a goal-based campaign type with access to all Google Ads inventory, including YouTube, Display, Search, Discover, Gmail and Maps, from a single campaign. For a builder it works only when the campaign learns from qualified leads and won bids imported from your CRM, not from every form fill.
Local Services Ads for general contractors
Google lists general contractor among the Local Services Ads service categories, with availability checked by area. Advertisers pay for leads related to their business, and the Google Verified badge follows Google’s screening. LSA suits smaller GCs and residential work more than large commercial bids.
LinkedIn and Microsoft for owners, developers and architects
LinkedIn targeting covers job title, job function, seniority, company name, company industry and company size, with location required, which lets a capability message reach facility directors and development managers at named organizations. Microsoft Advertising adds search reach among office-based buyers. Our LinkedIn ads and Microsoft Ads teams run both.
Retargeting through a long selection
Selection can take months. Retargeting shows recent projects and preconstruction content to people who already read your pages, so the firm stays in mind when the shortlist is drawn up. Jobsite signs, trade press and association sponsorships count as advertising too; we give each one its own tracked web address so it shows up in the report.
Landing pages, call tracking and bids won
Every ad points to a page built for that sector, with a tracked phone number and a form that asks for project type, location and timing. Calls and forms flow into the CRM, and we import qualified leads, bids and wins back into Google and Microsoft so bidding learns what a good lead looks like. Management is quoted after a written scope, and ad spend is paid directly to the platforms. Our PPC agency and contractor advertising agency pages go deeper on paid search for builders and trades.
Moving from residential builds into commercial work?Tell us your license, bonding position and the first two sectors you are targeting. You get a free proposal covering the pages, the profile and the campaigns that put you on owner shortlists.
Marketing for general contractors beyond search
Search, AI answers and ads work best inside a wider general contractor marketing plan: relationships, content and visible jobsites. Pick the markets first, then the channels.
Choose sectors where the money is moving
The Census Bureau’s construction spending release put total US construction at an annual rate of $2,203.1 billion in August 2026, 1.7 percent below August 2025, with private nonresidential work at $773.0 billion and public work at $547.8 billion. We use the sector detail to decide which hubs and campaigns to build first.
General contractor marketing ideas that also help search
Publish a short case study at every topping out or ribbon cutting, record a superintendent explaining a tricky sequence, speak at a local chapter of an owners’ or architects’ association, and post jobsite signs with the web address. Each idea creates a page, a link or a branded search.
Social media for general contractors
LinkedIn carries most of the value for commercial firms: project milestones, safety recognition, new hires and community work. Instagram and Facebook suit residential builders. Every post points back to a project page rather than living only on the platform.
A general contractor marketing plan on one page
Name three target sectors, the owners and advisers in each, the five pages and two campaigns that serve them, the review and referral routine, and the four numbers you will report monthly. A plan that fits on one page is a plan the estimating team will actually follow.
From general contractor leads to bids won: what we measure
We follow each lead from the first visit to the signed contract. General contractor digital marketing only proves its worth when you can see which channel produced which job.
| Measure | How it is counted | What it tells you |
|---|---|---|
| Qualified inquiries | Calls and forms that match your sectors and size range | Whether targeting and pages attract the right owners |
| Invitations to bid | Bid invitations and RFPs received, by source | Whether the firm reaches shortlists |
| Prequalification requests | Questionnaires and packet downloads | Whether proof pages are being read |
| Bid-hit rate | Contracts won divided by bids submitted | Whether the right bids are coming in |
| Value of work won | Contract value by originating channel | Which channel pays for itself |
| AI answer presence | Fixed prompts where the firm is named or linked | Whether AEO is moving |
Separating good leads from noise
Job applications, sales pitches and small repair calls are filtered out before reporting. Our general contracting leads guide covers qualifying before estimating, and contractor lead generation covers buying leads by trade.
Connecting the CRM
General contractor digital marketing reports are only as good as the CRM behind them. Whether you track opportunities in a CRM or in the estimating system, we connect the source of each inquiry to the opportunity record, so the monthly report can say how much won work came from search, AI answers, ads and referrals.

How long does general contractor SEO take?
Ads and profile fixes produce inquiries within weeks. Organic rankings and AI answer mentions usually build over six to twelve months, faster for firms with a strong project archive.
Why is progress slow in the first months?
New project and proof pages need time to be crawled, linked and trusted, and owners’ selection cycles run for months. Early months are about putting facts in place; later months turn them into invitations.
Signals to watch in the first ninety days
Brand searches that land on the right pages, profile actions, prequalification packet downloads and the first qualified inquiries from sector campaigns. Those move before rankings do.
How to choose a general contractor SEO company
Hire a provider that understands how construction work is procured and reports in bids, not sessions. Ask to see the plan for your proof pages before you sign.
| Requirement | How to check it |
|---|---|
| Knows prequalification, bonding and safety reporting | Ask how they would present your EMR, recordable rate and surety capacity |
| Builds project and sector pages, not blog filler | Ask for a sample page outline using one of your completed jobs |
| Runs SEO, AEO and ads on one set of facts | Ask how a project page feeds search, AI answers and a campaign |
| Tracks leads to bids and contracts | Ask to see the CRM fields and the monthly report format |
| Handles state licensing wording | Ask how they treat license numbers and bonding language in ads |
| Leaves you owning everything | Confirm the ad accounts, profiles, analytics and site stay in your name |
Questions to ask on the first call
Which sectors would you build hubs for first, and why? What would you change on our bonding and safety pages? How will you report AI answer visibility? What happens to our accounts if we stop?
Red flags
Walk away from any provider that offers these:
- Ranking guarantees or a promised position for a named search
- A fixed number of blog posts a month and no project pages
- Reports built on traffic alone, with no bids or contracts
- Ad accounts, profiles or analytics held in the agency’s name
