Facebook Ads for Real Estate Investors: Motivated-Seller Lead Campaigns for Wholesalers, Flippers and Land Buyers

Updated October 2026 · Written and maintained by the Progression Agency strategy team

Facebook ads for real estate investors are paid campaigns on Facebook and Instagram that reach owners who may want to sell a house, a rental or a piece of land directly, then capture their details so an investor can call, see the property and make an offer. We build and run them for wholesalers, flippers, land buyers and buy-and-hold investors, and we measure them in conversations, offers and signed contracts. Progression Agency is based in New York City and works with clients across the United States and worldwide.

The short answerA motivated-seller program on Meta has four parts: a property-first offer, a lead form or landing page that qualifies the seller, follow-up within minutes with consent for calls and texts, and lead stages sent back from the CRM so Meta learns what a real deal looks like. Campaigns run inside Meta’s housing special ad category, which fixes ages, opens gender targeting to all and requires a location radius of at least 15 miles in the US. Expect the first readable results in four to six weeks. Reporting is cost per contract, not cost per click.

Meta’s policies and federal and state rules are described as published in October 2026 and can change; nothing here is legal advice. Management and tracking figures are published US price bands (market figures, not a Progression rate card); landing page and website prices are Progression’s own fixed-scope prices. A quote follows a written scope.

What do Facebook ads for real estate investors include?

They include the whole path from the ad to the purchase contract: offer, creative, the housing ad setup, the form or landing page, consent for follow-up, call speed and the CRM link that tells Meta which leads became deals. Running the ad alone is the smallest part.

Category: Housing ad setup. Declared and checked at launch.
Offer: A clear cash offer. Property-first, never personal.
Form: Qualifying lead form. Address, condition, timeline.
Speed: Follow-up in minutes. Calls and texts with consent.
CRM: Lead stages sent back. Meta learns what a deal is.
Deals: Reported in contracts. Not clicks or form fills.

Who we build investor campaigns for

Wholesalers who assign contracts, flippers who renovate and resell, land buyers who purchase lots and acreage, and buy-and-hold investors adding rentals. Each buys a different property from a different seller, so each gets its own offer and form.

How to advertise real estate on Facebook as a buyer of houses

Decide the counties and property types you buy, create the campaign as a housing ad, write one offer per seller situation, capture the property details with consent, and call fast. The sections below take each step in turn.

What this page does not cover

General Meta advertising is on our Facebook ads agency page. Campaigns for agents and brokerages seeking listing and buyer leads are a different job, covered on real estate PPC and real estate social media marketing.

Facebook ads for real estate: how investor campaigns differ from agent campaigns

Agents advertise listings and their own services to buyers and sellers who will use an agent. Investors advertise an offer to buy a property directly, usually as-is, to owners who value speed or certainty over the top price. The audience, the form and the measure of success are all different.

Success meansA signed purchase or assignment contractA listing agreement or a closed buyer
RulesHousing special ad category, personal attributes, consentThe same Meta rules plus brokerage advertising rules

Why agent playbooks underperform for investors

Agent ads aim to build a long-term pipeline of people who will list in a year. An investor needs a seller this month, so the ad has to state the offer plainly and the form has to filter out owners who only want a retail price.

Where the two overlap

Both run under the same housing ad rules, both depend on call speed, and both are measured best by what the CRM says happened. Our real estate lead generation page covers the agent side of lead programs.

Meta’s housing special ad category: the rules to confirm before launch

Meta requires advertisers in or reaching the US to identify campaigns that offer housing opportunities and to run them with restricted targeting. We set investor seller campaigns up as housing ads and confirm the current rules in Ads Manager at launch, because Meta changes them.

Does a we buy houses ad count as a housing ad?

Meta’s special ad category documentation asks US advertisers to identify campaigns that offer housing, employment or credit opportunities. An ad offering to buy someone’s home is about a housing transaction, so we treat it as a housing ad. Confirm the current definition in Ads Manager and with your counsel; Meta’s wording, not ours, decides.

The Fair Housing Act sits underneath

The Fair Housing Act, 42 U.S.C. 3604(c) bars any notice, statement or advertisement about the sale or rental of a dwelling that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. Copy and images are reviewed against it as well as against Meta’s rules.

Can you advertise real estate on Facebook?

Yes, with the housing rules switched on. Investors, agents and builders all advertise property on Facebook and Instagram; the difference for a seller campaign is that it runs as a housing ad from the first day, so the targeting limits above apply.

What the rules mean for results

With age, gender, ZIP codes and most detailed targeting off the table, the creative and the form do the filtering. Campaigns that say clearly who the offer suits, and what condition of property you buy, bring fewer but better leads.

Personal attributes: what motivated seller ads may not say

Meta’s advertising standards bar ads that assert or imply a personal attribute of the viewer, and vulnerable financial status is on the list. A headline that asks whether the reader is behind, in debt or facing a hard life event breaks that rule.

The rule in Meta’s words

Meta’s personal attributes policy covers race, ethnicity, religion, beliefs, age, sexual orientation, gender identity, disability, physical or mental health, vulnerable financial status, voting status, union membership, criminal record and name. Its own example of a rejected line asks the reader whether they are bankrupt.

Write about the property and the offer

Ads that describe what you buy and how the sale works stay inside the rule: we buy houses in this county in any condition, close on your date, no repairs or cleaning. The seller recognizes the situation without the ad naming it.

Motivated seller ad lines: what we write and what we never write
Seller situationA line we would writeA line we would never write
Inherited houseWe buy inherited houses as-is, and we work with estate timelinesDid your parent just pass away?
Rental the owner is done withSelling a rental with tenants in place? We buy those tooAre you a landlord drowning in bills?
Major repairsRoof, foundation or old systems: we buy the house as it standsCan’t afford to fix your home?
RelocationMoving for work? Pick your closing date and leave the restAre you being forced to move?
Vacant landWe buy vacant lots and acreage in this county for cashStruggling to pay taxes on your land?
Payment troubleNo line written: the offer page explains options insteadBehind on your mortgage?

Motivated seller facebook ads that bring sellers who answer

The motivated seller ads that work state a specific offer, show the area and the kind of property, explain the process in a sentence and ask for one thing. Vague cash-for-houses ads bring curious owners who want a retail price.

Inherited: Inherited houses. Out-of-town heirs, estate timelines.
Landlord: Rentals the owner is done with. Tenant wear, deferred upkeep.
Repairs: Houses needing major work. Roof, foundation, systems.
Moving: Owners relocating. A sale on a fixed date.
Land: Vacant land and lots. Taxes paid on unused acres.
Vacant: Empty houses. Upkeep without income.

One campaign per seller situation

Inherited houses, tired landlords, major repairs, relocations and vacant land each need different words and images. Separate campaigns show which situation produces contracts in your market and stop one message from carrying the budget for all.

We buy houses facebook ads: the format that still works

Short video of the buyer explaining the process, a real street or property type from the county, the offer in one line and a form that takes a minute. Stock photos of keys and handshakes are skipped by sellers who have seen hundreds of them.

Real estate facebook ad examples you can adapt

A walkthrough video of a house you bought as-is, with permission from the seller; a carousel of before and after photos with no personal details; a static ad listing the three steps of a sale; a land ad showing the county map and lot sizes you buy. Meta’s Ad Library lets you see active ads in your market before writing your own.

Motivated seller marketing beyond the first ad

Most sellers do not decide the first time they see an ad. Retargeting where Meta allows it, a short email series and a well-built site keep the offer in front of them; our real estate email marketing team builds the follow-up sequences.

Wholesale real estate facebook ads

Facebook ads for wholesalers follow the same seller rules, with two additions: the offer has to leave room for an assignment fee, and some states regulate wholesaling directly. We build the campaign; your attorney confirms what your state requires.

How to run facebook ads for wholesaling real estate

Pick one or two counties where you have buyers, write an as-is offer for the properties those buyers want, launch two or three seller situations with a qualifying form, call every lead within minutes, and judge the campaign on contracts you could assign, not on lead count.

Wholesaling real estate facebook ads and state licensing

State rules differ. Illinois, for example, includes in its broker definition anyone who deals in assignable contracts for real estate on 2 or more occasions in any 12-month period. Ads and forms stay factual about who is buying and how the sale works, and we follow whatever disclosure your counsel requires.

Facebook ads for wholesaling real estate on a small budget

A smaller budget runs one market and one or two seller situations until a few contracts show which works. Spreading the same budget over five counties leaves every campaign too thin for Meta to learn.

Building a buyers list on Meta

Wholesalers also run ads offering off-market deal alerts to investors in a market. Those ads are about property for sale, so we run them under the same housing rules and keep them in a separate campaign from seller ads.

Facebook lead ads or a landing page for seller leads?

Instant Forms bring more leads at a lower cost per lead because the seller never leaves Facebook or Instagram; landing pages bring fewer leads with more intent and build value on your own site. Most investors run both and compare cost per contract.

Check grid comparing Instant Forms and landing pages: Instant Forms win on friction, the review step and conversion leads optimization; landing pages win on room to explain and site value; both support disclaimers and consent checkboxes.Check grid comparing Instant Forms and landing pages: Instant Forms win on friction, the review step and conversion leads optimization; landing pages win on room to explain and site value; both support disclaimers and consent checkboxes.

A facebook lead ads real estate checklist

Ask for the property address, its condition, the timeline and the best time to call. Turn on the higher intent setting, which adds a review step before the form submits, and add a custom disclaimer with consent checkboxes. Every form links to your privacy policy. Meta’s lead form reference lists these settings.

What a seller landing page needs

The offer in the headline, the area you buy in, three steps from first call to closing, real photos, a short form and the phone number. Our landing page design team builds pages for paid traffic, and real estate website design covers a full investor site.

How to target Facebook ads for real estate sellers under the housing rules

Target the area, not the person. Housing campaigns use broad location targeting of at least 15 miles, so the offer, the images and the form decide who responds, and the CRM feedback teaches delivery which responders become sellers.

Location first

Choose the cities or pins where you buy and accept the minimum radius. If a market is smaller than the radius, the ad says which areas you buy in and the form question on the property address screens the rest.

Let creative qualify

A land ad shows land; a repair ad shows the house you buy as-is; a landlord ad mentions tenants in place. The people who respond select themselves, which is what detailed targeting used to do.

Custom audiences and retargeting

Meta documents a check for whether a customer list custom audience is eligible for special ad category campaigns. We use only eligible audiences and never lookalikes, which Meta does not allow for housing ads.

How to find motivated sellers on Facebook without breaking the rules

Run property-first ads in the markets you buy, answer every comment and message quickly, and send every lead stage back to Meta. Scraping profiles, messaging people about their circumstances or buying lists of people in hardship has no place in the program.

Sellers who fill a form are often talking to several buyers, so follow-up is measured in minutes. Calls and texts also carry federal rules, which is why consent is built into the form before the first lead arrives.

The FCC rule at 47 CFR 64.1200 requires prior express written consent for telemarketing calls made with an autodialer or a prerecorded voice to mobile numbers, describes that consent as a signed written agreement with a clear disclosure that signing is not a condition of purchase, and applies its do-not-call rules to texts to wireless numbers. Electronic signatures count where law recognizes them.

Texting from a registered number

Business texts from ordinary 10-digit numbers run on 10DLC, where brands and campaigns are registered through a provider with The Campaign Registry. Our SMS marketing team sets up the registration and the templates.

The first call

A person, not a voicemail, during business hours. The goal is a walkthrough or a video tour and a written offer, with notes logged in the CRM so the lead stage can go back to Meta.

Lead quality: sending CRM stages back to Meta

Meta optimizes for whatever you tell it is a success. If that is a form fill, it finds people who fill forms. If it is a booked walkthrough or a signed contract, it can learn to find sellers instead.

Meta’s conversion leads integration

Meta’s conversion leads documentation describes sending down-funnel events from your CRM back to Meta through the Conversions API and optimizing with the Conversion Leads performance goal. It asks for Instant Form leads, the Meta lead ID stored in the CRM, at least 200 leads a month, uploads at least once a day, and a target stage that happens within 28 days at a conversion rate between 1% and 40%.

Which stage to send

For most investors the target is a booked walkthrough or an offer made, because signed contracts are too rare and too slow for the 28-day window. Contracts are still sent and reported.

Motivated seller leads: build your own or buy them?

Leads from your own campaigns are exclusive to you and carry your offer; bought leads are faster to start but are often sold to several investors. The right answer depends on how quickly you can call and how many contracts you need each month.

How to get motivated seller leads for wholesalers

Motivated seller leads for wholesalers come best from campaigns aimed at the properties your buyers want, so every signed contract can be assigned. A campaign that brings houses nobody on your list will buy wastes the call time.

How to generate motivated seller leads for investors who hold

Buy-and-hold investors write offers around rentals and small multifamily, and ask on the form whether tenants are in place. The same rules apply; the property type changes.

Best lead generation for real estate investors

There is no single best source. Facebook and Instagram usually bring the most volume; search brings the most intent; mail reaches owners who are not online. Our lead generation work compares them by cost per contract.

Facebook ads for land investors, flippers and buy-and-hold buyers

The campaign structure is shared; the offer, the images and the form change with the property you buy.

Land buyers

Facebook ads for land investors show lots and acreage, name the counties and sizes you buy, and ask for the parcel number or address. Owners of inherited or unused land often live far from it, so the ad explains that no visit is needed.

Flippers

Flippers need houses with room for renovation profit, so the form asks about condition in detail and the ad shows the kind of house you buy as-is.

Buy-and-hold investors

Ads speak to landlords who want out, mention tenants in place and leases, and focus on a smooth handover.

Meta ads for real estate investors in more than one market

Each market gets its own campaign, budget and offer, so results are readable. Our commercial real estate lead generation team handles larger multifamily and commercial owners.

How sellers and investors use AI assistants, and what gets cited

Owners ask ChatGPT, Claude, Perplexity, Gemini, Microsoft Copilot and Google AI Overviews how to sell a house fast, whether cash buyers are legitimate and who buys houses in their town. Investors ask the same tools how to find motivated sellers and which advertising works.

What the assistants tend to cite

Pages that explain the selling process plainly, with fees, timelines and what happens at closing; review profiles; local directories; and consistent business details across the site and listings. Pages that read like an ad are cited less often.

What an investor should publish

A how-it-works page with real steps and timelines, an FAQ that answers seller doubts honestly, a page per area you buy in with real purchases where sellers agreed, and a clear company name and address. Our AEO work for real estate applies the same method.

How investors ask

Typical prompts: how do wholesalers find sellers, are Facebook ads good for wholesaling, what does a seller lead cost. A page that answers those with numbers you can stand behind is the page that gets quoted.

How to measure Facebook ads for real estate investors

Measure spend against signed contracts by market and campaign. Cost per lead is a starting signal; contact rate, appointments and offers explain why one campaign wins.

Agency or freelancer?

A freelancer can run a single market well. An agency suits investors in several markets who also need landing pages, CRM work and text compliance done in one place. Our white label Facebook ads service supports other agencies that serve investors.

How much do Facebook ads cost for real estate investors?

Two costs: ad spend, paid to Meta and set by you, and management. Published US price bands for Meta ads management run $1,200 to $4,000 a month (market figures, not a Progression rate card). Our own single landing page starts from $1,400. A quote follows a written scope.

What changes the price

The number of markets and seller situations, how much video you need, whether forms connect to your CRM already, and whether text follow-up needs registration. Ad spend scales separately.

Are Facebook ads worth it for real estate investors?

They are worth it when the cost per contract leaves profit after the deal. Work out what a contract is worth to you, how many leads it takes to sign one at your current follow-up, and test one market long enough to see contracts before scaling.

Why cost per lead misleads

A cheap lead nobody can reach costs more than an expensive lead who signs. Our cost per lead guide explains what drives the number.

How long before an investor campaign produces contracts?

Leads usually arrive in the first week; a reliable read on cost per appointment takes four to six weeks; contracts follow the length of your own sales cycle. CRM feedback to Meta improves delivery from the second month.

Timeline of the first 90 days: market and CRM audit in week 1, forms and tracking in weeks 2 to 3, launch and creative tests in weeks 3 to 6, CRM feedback in weeks 6 to 9, and scaling by cost per contract in weeks 10 to 13.Timeline of the first 90 days: market and CRM audit in week 1, forms and tracking in weeks 2 to 3, launch and creative tests in weeks 3 to 6, CRM feedback in weeks 6 to 9, and scaling by cost per contract in weeks 10 to 13.

Do Facebook ads work for real estate investors in every market?

They work where enough owners sit inside the radius and your offer is competitive. In very rural markets, land ads and mail often outperform; in crowded metros, the offer and the speed of the first call decide who wins.

Investor campaigns work next to search, the website, email and texting. These pages cover each part.

Frequently asked questions

What are Facebook ads for real estate investors?
Facebook ads for real estate investors are paid Facebook and Instagram campaigns that offer to buy houses, rentals or land directly from owners, then collect the property address, condition and timeline so the investor can call and make an offer. They run in Meta’s housing special ad category and are measured in signed contracts.
Does Meta allow cash home buyers to advertise on Facebook and Instagram?
Yes. Meta allows real estate advertising, but in the US ads that offer housing opportunities must be identified as a special ad category. That fixes the age range at 18 to 65 and older, opens gender to all, requires a location radius of at least 15 miles, removes ZIP code targeting and lookalike audiences, and limits detailed targeting.
What are the steps to launch a seller campaign on Facebook as an investor?
Declare the housing special ad category, target the cities you buy in with at least a 15-mile radius, write a property-first offer for one seller situation, use an Instant Form or landing page that asks for the address, condition and timeline, add consent for calls and texts, and call each lead within minutes.
Do Facebook ads work for real estate investors?
They work for investors who can call leads quickly, make competitive offers and wait long enough to measure contracts. They struggle when follow-up is slow, the offer is vague or the campaign is judged on cost per lead alone. Facebook brings volume; search ads usually bring sellers with more urgency.
Are Facebook ads worth it for real estate wholesalers?
They are worth it when the cost per signed contract leaves room for your assignment fee. Run one market with two or three seller situations, track every lead to an outcome in the CRM, and keep the campaigns that produce contracts you can assign to buyers already on your list.
How much do Facebook ads cost for real estate investors each month?
Ad spend is your budget, paid to Meta. Published US price bands for Meta ads management run $1,200 to $4,000 a month, and conversion tracking setup $1,200 to $5,000 one-off (market figures, not a Progression rate card). Progression’s own single landing page starts from $1,400. A quote follows a written scope.
What are motivated seller leads?
Motivated seller leads are owners who have said they may sell a property soon and would consider a direct offer, usually because speed, certainty or selling as-is matters more to them than the top retail price. A lead becomes useful once you have the address, the condition, the timeline and permission to follow up.
How do I find motivated sellers on Facebook?
Run property-first ads in the markets you buy, one campaign per seller situation such as inherited houses or tired landlords, with a short form that qualifies the property. Do not message people about their circumstances or target hardship; Meta’s personal attributes and housing rules bar both.
Can a motivated seller ad mention foreclosure, divorce or debt?
Not in a way that suggests the reader is in that situation. Meta’s personal attributes policy bars ads that assert or imply a viewer’s vulnerable financial status, and its own rejected example asks whether the reader is bankrupt. Describe what you buy and how the sale works instead, and explain options on your own page.
Do I have to use the housing special ad category for we buy houses ads?
Meta asks US advertisers to identify campaigns that offer housing opportunities, and an offer to buy a home is a housing transaction, so we run these as housing ads. Meta’s current definition and your attorney’s view decide; using the wrong category risks paused ads.
Can I use lookalike audiences for seller campaigns?
No. Meta’s special ad category documentation says lookalike audiences are unavailable for housing, employment and financial products and services ads. Customer list custom audiences can be checked for eligibility, so we use only those Meta marks eligible and let creative and forms do the rest of the targeting.
Should I use Facebook lead forms or a landing page?
Instant Forms usually bring more leads at a lower cost because sellers stay in the app, and they work with Meta’s conversion leads optimization. Landing pages bring fewer, more deliberate leads and build value on your site. Most investors run both and keep the one with the lower cost per contract.
What questions should a seller lead form ask?
The property address, property type, condition, timeline to sell, whether it is listed with an agent, and the best number and time to call, plus a consent checkbox for calls and texts in a custom disclaimer. Fewer than six questions keeps completion high on a phone.
Do I need consent before texting a seller lead?
Federal rules require prior express written consent for autodialed or prerecorded telemarketing calls to mobile numbers, and the FCC rule applies do-not-call protections to texts as well. We build a clear disclosure and checkbox into every form and register text programs for 10DLC. Your attorney confirms what applies to your outreach.
Do I need a license to wholesale with Facebook ads?
It depends on the state. Illinois, for example, treats dealing in assignable real estate contracts on 2 or more occasions in any 12-month period as broker activity under its license act. Ask a real estate attorney in each state you buy in before launching campaigns there.
What is a good response time for leads from motivated seller facebook ads?
Within minutes during business hours. Sellers who fill a form are often contacting several buyers at once, and the first real conversation usually sets the walkthrough. Route new leads to a phone that rings, text only with consent, and log every attempt in the CRM.
How does Meta learn which seller leads are good?
Through CRM feedback. Meta’s conversion leads integration lets you send lead stages such as walkthrough booked or offer made back through the Conversions API, and optimize for that stage. It asks for Instant Form leads, the Meta lead ID in the CRM, at least 200 leads a month and daily uploads.
How long does it take to get deals from Facebook ads?
Leads often start in the first week. Four to six weeks of data usually shows which seller situations produce appointments, and contracts arrive on your normal sales cycle after that. Plan on about 90 days before deciding to scale or stop a market.
How do wholesalers find real estate investors on Facebook?
With a separate buyers-list campaign offering off-market deal alerts in a market, a short form asking what buyers purchase and at what price, and the same housing ad rules, because the ads are about property for sale. Keep it apart from seller campaigns so each budget is measured on its own result.
Are bought motivated seller leads better than running my own ads?
Bought leads are quicker to start, but shared leads go to several investors and exclusivity varies by vendor. Leads from your own campaigns are yours alone, carry your offer and feed your CRM data back to Meta. Many investors buy leads while their own campaigns learn, then shift budget.
Can Progression run seller campaigns for an investor based in Texas, Florida or another state?
Yes. Progression Agency is based in New York City and works with investors across the United States and worldwide. Campaigns, forms and CRM connections are managed remotely, and strategy calls run by video, so we can launch in any US market you buy in.
