Luxury Real Estate Marketing Agency: Marketing for Luxury Agents, Teams, Brokerages and Estate Developers

Updated October 2026 · Written and maintained by the Progression Agency strategy team

A luxury real estate marketing agency plans and runs the brand, listing campaigns, film, press, paid media and search that sell high-end homes and estates and keep the agent behind them in front of the few buyers who can afford them. We work with luxury agents and teams, boutique luxury brokerages, estate and branded-residence developers and the advisors who represent property owners, and we deliver the brand, the launch assets and the measured campaigns. Progression Agency is based in New York City and works with clients across the United States and worldwide.

The short answerLuxury real estate marketing is brand work plus listing launches for a very small audience. A program covers positioning and identity, directed photography, film and drone, a printed property book, a single-property website, broker previews, press, private-client email and paid reach set up inside each platform’s housing-ad rules. We measure it in qualified inquiries, private showings and the agent’s share of the top of the market, never in impressions. A listing launch takes four to six weeks to prepare, and a brand program shows results over six to twelve months.

Legal and platform details were read on the official pages of Congress (via Cornell LII), HUD, the FTC, the FAA, NAR, Meta and Google in October 2026 and may change. Prices come from Progression’s own published SEO, social, PR and website pages, and each quote is based on a written scope.

What does a luxury real estate marketing agency do?

It builds the brand that wins luxury listings and the campaigns that sell them, then proves which of those efforts produced buyers. The work sits between a creative studio, a media buyer and a press office, and the audience is counted in dozens, not thousands.

Brand: Positioning and identity. Agent, team, brokerage or estate.
Launch: Estate listing campaigns. Pre-launch to private showings.
Film: Photo, film and drone. Directed, licensed, on brief.
Press: Editorial and PR. Stories editors want to run.
Reach: Paid media by the rules. Housing ad categories respected.
Proof: Measured in showings. Qualified buyers, not clicks.

Who this page is for

Luxury agents and teams, independent boutique brokerages, luxury divisions inside larger firms, developers of estate homes, towers and branded residences, and family offices or advisors marketing a property for an owner. Every client is a business or a licensed professional; we do not advise private sellers on price or legal matters.

Luxury real estate marketing services versus a general real estate program

A general program chases lead volume across many listings. The luxury version works the other way round: fewer, better assets, longer launch preparation and reporting that counts conversations with qualified buyers. Our real estate marketing agency page sets out the wider program for agents, teams and brokerages, including what each budget level covers; this page goes deeper on the top of the market only.

What a luxury real estate marketing company does not do

It does not set the price, give tax or legal advice, promise a sale date or claim placements it does not control. Price, disclosures and contract terms belong to the listing broker, the seller and their advisors. We build the marketing around those decisions.

What is considered luxury real estate?

There is no legal definition. Luxury is relative to the local market: the top slice of sales by price in that area, together with the qualities buyers at that level expect, such as location, land, architecture, privacy and finish.

The Institute for Luxury Home Marketing, an industry training body, uses the top 10 percent of a local market’s prices as its working line, and stresses that price alone does not make a home luxury. A price that counts as luxury in one county is ordinary in Manhattan, Aspen or Palm Beach, so the first job is to define the market the brand will compete in. We read the local sales record with the agent, set the price floor where the agent’s listings actually sit, and name the property types that matter in that market.

High end real estate marketing below the very top

Many agents work the band just under the trophy listings: well-located homes priced well above the local median. The tools are the same, scaled to the listing: a lighter film, a shorter property book and a smaller paid budget.

Ultra-high-net-worth buyers

At the very top the buyer often never fills in a form. A family office, a private banker, an attorney or a buyer’s agent makes the first approach. The marketing therefore aims at the people who represent the buyer as much as at the buyer.

Why is real estate marketing important at the top of the market?

Because a small pool of buyers compares every serious listing, and the presentation is part of what they judge. A listing that looks hurried can sit while a comparable one sells. Marketing also wins the next listing: sellers choose agents whose last campaign they remember.

How luxury buyers find, judge and ask about a property

Through people first, then search. A buyer hears about a property from an agent, an editor, an advisor or a film, looks the agent up, watches the film and asks privately. Each step needs its own asset.

Process map of six steps from first hearing about a luxury property to a private showing, with the asset used at each step.Process map of six steps from first hearing about a luxury property to a private showing, with the asset used at each step.

Relocation, second homes and investors

Relocating executives want schools, commute times and a quick decision. Second-home buyers compare towns before houses and come back season after season. Investors read the numbers and the building’s rules. One campaign rarely serves all three, so we write the story for the likeliest buyer and adapt the cut for the others.

The buyer’s agent is an audience too

Agents who represent high-end buyers decide which listings their clients see. A broker preview, a short agent-only film and a clear commission and showing policy put a listing on their list early.

Advisors who never appear in the data

Private bankers, wealth managers, relocation firms and attorneys often hold the first conversation. A discreet, printed property book and a private link to the film suit how they pass a property to a client.

Luxury real estate branding: the agent, the team, the brokerage and the estate

Luxury real estate branding decides what sellers remember about you before they meet you: the markets you lead, the kind of property you sell best and the standard of your presentation. The identity, voice and templates follow that decision.

Brand work for every kind of agent, including naming a team, logo rules, yard signs and the pieces agents use each week, is covered on our real estate branding agency page. Here we stay at the top of the market, where the brand has to carry a seven- or eight-figure listing presentation and appear beside architects, designers and editors.

How to build a luxury real estate brand

Start with the evidence: the neighborhoods and price bands where you already sell, the architects and builders you know and the sales you are allowed to name. Write the position in one sentence, test it with two or three past clients, then design the identity around it. Build templates last, once the voice is settled.

Brand for a luxury team or a boutique brokerage

A team brand has to hold several agents without turning into a list of portraits. A boutique brokerage brand also has to recruit agents. Both need clear rules on how individual agents appear and how the broker’s name is shown.

Naming an estate or a development

Many high-end listings and developments carry a name. A good one comes from the land, the architect or the history, can be checked for conflicts and works in print, film titles and a web address. A forced name does more harm than none.

Positioning statements that stay inside the rules

Describe the property and the services, not the people you hope will buy. Phrases about who belongs in a neighborhood can breach fair housing rules even when they are meant as compliments, so we write positioning around architecture, land, location and service.

How to market a luxury home: the listing launch plan

Prepare for four to six weeks, launch the listing as a single event and then keep it fresh. A luxury home marketing plan names the story, the assets, the channels, the showing policy and the report the seller will receive, in that order.

Brokers: A broker preview. The agents who hold buyers.
Private: Invitation-only showings. Qualified before the address.

The luxury listing presentation

Sellers at this level interview several agents. A luxury listing presentation should show the launch plan for their house, sample films and property books, the buyers the agent can reach and how progress will be reported. A generic slide deck about the brokerage loses to a plan written for one property.

Launch week as an event

Broker preview, press release or exclusive, the listing going live, the first email to private clients and the start of paid reach should land within a few days of each other. Spreading them over a month wastes the moment of interest.

When the listing does not sell in the first weeks

Change the story before you change the price: a new film cut about the land, the architect or the lifestyle, fresh photography in a different season and new markets for paid reach. Price decisions stay with the seller and the listing broker.

Luxury real estate marketing ideas worth the money

An architect’s walkthrough on film, a twilight shoot, an evening for brokers with the builder present, a property book with the materials list, a short history of the house and a private web page for advisors. Ideas that do not fit the house, such as gimmicks or giveaways, cheapen it.

Luxury real estate photography, videography and drone film

The pictures and film are the listing for most buyers, often viewed from another city or country. Direct them like a brand shoot: a shot list built on the story, the right light, licensed pilots for aerials and an edit that gives each room its time.

Photo and film assets for a high-end listing
AssetWhat it showsDirection notes
Hero photographyThe ten to fifteen images that sell the houseShot at the best hour for each elevation, styled and retouched lightly

Property filmTwo to three minutes of story, rooms and settingScripted around the narrative, licensed music

Drone aerialsLand, boundaries, water, views and neighborhoodFlown by a certificated remote pilot within airspace rules
Floor plans and toursLayout and flow for remote buyersMeasured plans, a clear legend, a walkthrough if useful
Detail and lifestyleMaterials, craft, the nearest marina or trailNo people who could be read as the intended buyer

High end real estate photography standards

Correct verticals, true color, windows that show the view, rooms dressed but not crowded and no digital changes that alter what a buyer will find. Virtual staging, where used, should be labeled; a buyer who feels misled at the door is lost.

Hiring a luxury real estate videographer

Ask for a reel of high-end property films, not wedding or event work, check who holds the drone certificate and the insurance, and agree the music licenses in writing. A luxury real estate photographer and videographer who work together on the same day save the seller a second disruption.

Drone rules that apply to aerial property film

In the United States, commercial drone flights fall under the FAA’s Part 107 rules, which require a remote pilot certificate, registration of each drone flown commercially, a ceiling of 400 feet above ground in most places and a pilot who can see the aircraft. Airspace near airports needs authorization. Confirm the pilot’s certificate and the local rules before the shoot day.

Luxury real estate video production for developments

Before a building exists, the film is built from renderings, the architect’s story, the site, the views and the amenity program. Keep renderings clearly identified as artist’s impressions.

Who owns the photos and film?

Agree usage in writing: who holds copyright, whether the seller, the developer or the brokerage may reuse the work, and for how long. Licenses that end with the listing cause trouble when the agent later wants to show the house in a portfolio.

Luxury real estate marketing materials, print and brochures

Print still matters at the top of the market because it reaches people who do not answer email from strangers. The property book, invitations and a small number of well-placed print ads do the work.

Luxury real estate marketing materials and where each is used
PieceContentsWhere it goes
Property bookStory, photography, plans, materials, settingShowings, advisors, buyer’s agents

Luxury real estate print adsOne image, one line, the agent’s markRegional luxury and lifestyle titles, programs for events
Agent bookThe agent’s markets, recent sales and approachListing appointments
SignageDiscreet sign or none, per the sellerThe property, if the seller allows

Luxury real estate creative ads that do not look like ads

The best print and social creative looks like editorial: one strong image, a short line about the house, the agent’s mark and a way to ask privately. Price tags, starbursts and long feature lists make a fine house look like a bargain.

Paper, finish and print quality

A property book is held and kept. Paper weight, binding and printing affect how the house is judged, so budget for them and proof the color against the photographs.

Luxury real estate advertising: where to advertise luxury homes

Advertise where qualified buyers and their agents already look: the listing portals and their premium placements, regional and international property sites, search, paid social and video set up under housing rules, selected print and the broker networks. Choose by where the likely buyer lives, not by habit.

Where to advertise luxury listings and what each channel is good for

Programmatic displayRetargeting people who watched the filmKeep placements on reputable sites
PrintAdvisors and readers of regional luxury titlesLong lead times; plan months ahead
Broker networks and previewsAgents holding buyersClear showing and commission policies

Film performs well on social, but housing ads there run under a special category with limited targeting. We build reach on the options the category allows, such as broad locations and the people who have already watched the film, and let the creative do the selecting. Our social media advertising page covers platform choice in general.

Search ads for agent names, buildings and estate areas

Searches at this level are few but valuable: people looking up the agent, a named building or a specific estate area. Keep campaigns tight and the landing pages specific. Our real estate PPC page explains the paid search setup for agents and brokerages.

Where to market luxury real estate abroad

Pick the two or three countries or cities where the likeliest buyers live, translate the property book and film captions there, and use the international portals and press that those buyers read. Spreading a small budget across a dozen countries reaches no one.

High end real estate ads that respect the seller

If the seller wants privacy, run ads that lead to a private inquiry page without the address, and show the address only to qualified buyers. Agree that in writing before the first ad runs.

Fair housing and housing-ad rules to confirm before a campaign runs

Luxury listings are housing, so the same fair housing rules apply as to any home. We build campaigns inside them and ask the listing broker and counsel to confirm anything specific to the state or the property; this section is a summary of rules to check, not legal advice.

Housing advertising rules and what to confirm
RuleWhat it says in shortWhat to confirm for a luxury campaign
Fair Housing Act, 42 U.S.C. 3604(c)Ads for the sale of a dwelling may not indicate a preference, limitation or discrimination based on a protected classEvery headline, caption and film script before release

State license advertising rulesRules on showing the brokerage name and license details in ads vary by stateThe broker’s own checklist for the state
MLS and association rulesListing entry, sharing and marketing timingThe seller’s instructions and the broker’s policy

Words and pictures

The Fair Housing Act’s advertising section, 42 U.S.C. 3604(c), bars any notice, statement or advertisement for the sale of a dwelling that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. HUD’s rule, 24 CFR 100.75, extends that to the words, phrases, photographs and media chosen. Describe the house, the land and the services; never the ideal neighbor.

Targeting on Meta and Google

Meta requires housing ads to run in its Special Ad Category, which limits age, gender and location targeting and removes some audience tools. Google’s personalized advertising policy likewise restricts audience targeting for housing ads in the United States and Canada. We set up every listing campaign that way and confirm the current settings before launch, because the platforms update them.

Choosing media without excluding anyone

HUD’s rule also covers selecting media or locations that deny a protected class information about a housing opportunity. Mix broad channels with the targeted ones, and keep a record of where each listing ran.

Reviews and endorsements

Testimonials from past sellers must be genuine. The FTC’s rule on consumer reviews and testimonials bars fake or misattributed reviews, and its Endorsement Guides require clear disclosure of any material connection between an endorser and the agent.

Discretion, private listings and off-market sales

Many luxury sellers want a quiet sale: no sign, no public address, showings only to qualified buyers. Marketing can work that way, but the listing broker must confirm what the MLS and association rules allow and record the seller’s written choice.

The National Association of REALTORS Clear Cooperation Policy still requires a listing to be filed with the MLS within one business day of public marketing. NAR’s Multiple Listing Options for Sellers policy, in effect since March 25, 2025, adds delayed marketing and office exclusive options for sellers who choose them, and each MLS sets its own details. We plan every private campaign with the broker’s current guidance in hand.

Security in photos and film

Leave out security systems, safes, children’s rooms, family photographs, art the owner wants private and anything that shows the daily routine. Blur house numbers if the address is private.

Showing only to qualified buyers

Agree with the seller and the broker how a buyer qualifies: a known representative, proof of funds or both. Then build the inquiry form and the follow-up around that rule, applied the same way to every buyer.

Pocket listings and the risks the seller should weigh

A private sale keeps the house out of view, which may also keep it away from some buyers. The listing broker explains the trade-off; marketing makes the chosen approach work as well as it can.

Luxury real estate SEO: being found when buyers and advisors look you up

Luxury real estate SEO is less about volume and more about owning the searches that matter: the agent’s name, the estate areas and buildings you lead, the property types you sell and the questions buyers’ advisors ask. Pages rank when they carry knowledge a portal does not.

Luxury real estate SEO pages and what each must carry

Area and building pages that a portal cannot copy

Write from the agent’s knowledge: why one side of a street sells for more, which buildings allow pets or pied-a-terre use, what the architecture review board approves. Our real estate SEO page explains neighborhood pages, listing pages and local search for agents in general.

Buyers search images and video for architecture and places. Google’s guidance on image SEO and video SEO covers descriptive file names, alt text, sitemaps and pages where the media is the main content. We apply it to every property film and gallery.

Pages in the languages your buyers read

If buyers come from a particular country, translated area and building pages with correct hreflang annotations let search engines show the right language version. Translation should be done by a fluent writer, not left to a plugin.

The agent’s Google Business Profile

Buyers and sellers check the agent’s profile. Use the real business name as Google’s profile guidelines require, choose accurate categories and keep reviews coming after each closing.

Websites and single-property sites for luxury listings

The agent’s site carries the brand and the area knowledge; a single-property site gives one estate its own address, film and inquiry path. Both must load quickly on a phone abroad and send every inquiry to the right person.

The agent or brokerage site

Design, type and motion decide whether a site reads as luxury, and our luxury website design page covers that craft. Listing search, area pages and lead routing for agents are on our real estate website design page.

Single-property websites

A short site for one estate: the film first, then the story, photography, plans, setting and a private inquiry form. It can be password protected for a private sale. Retire it or turn it into a sold page after closing.

Developer sites for towers and branded residences

Residence types, floor plans, the amenity program, the architect and designer, the brand partner if there is one and a registration form for the sales gallery. Renderings are labeled as such, and release phases are planned with the sales team.

Inquiry handling

A luxury inquiry answered the next day is often lost. Route every form to the listing agent’s phone, log the source of each inquiry and agree a response time with the team.

Private-client email, events and referral networks

A short list of past clients, advisors and agents who hold buyers is worth more than a large purchased list. Email them rarely and well: a new listing they would care about, a market note, an invitation.

What to send

A private first look before the public launch, a short film, an invitation to a broker or client evening and a sold note with the story. Our real estate email marketing page covers lists, flows and SMS for agents in general.

Email law still applies

Commercial email in the United States follows the CAN-SPAM Act: honest sender and subject lines, a valid physical postal address and an opt-out honored within ten business days. Buyers abroad may fall under their own country’s rules, which the broker should confirm.

Events that bring the right people

Broker previews with the builder present, an evening with the architect, a collector’s viewing for a house with an art program. Invite by name, keep numbers small and follow up with each guest within days.

Referral networks and the agents who hold buyers

Many top-tier sales come through agents in other cities. Keep a list of those agents, share new listings with them first and send them the same film and property book the buyer will see.

Luxury real estate public relations and press

Coverage in the right regional, design and business titles gives a listing and an agent credibility that ads cannot buy. It comes from stories editors want: the architect, the history, a record sale or a market change the agent can explain.

Exclusives and timing

An exclusive to one strong title before launch often does more than a release to everyone. Coordinate the date with the listing going live and the broker preview.

Can PR promise coverage for a listing?

Editors decide what runs. Any agency that promises a named placement for a listing is describing paid content, which must be labeled as such. Our public relations agency page explains how PR is scoped and judged.

International buyers and cross-border listings

Buyers from abroad need the same story told in their language, at their hours and through the advisors they trust. Marketing can reach them; tax, currency and legal questions go to their own advisors and the listing broker.

Where international buyers come from

The National Association of REALTORS 2026 international transactions report counts $45.3 billion of US home purchases by international buyers from April 2025 to March 2026, down 19.1% on the year before. Buyers from Canada made the most purchases and buyers from China spent the most.

Choosing the markets to reach

Look at where past buyers in the area came from, which feeder cities have direct flights and which countries the agent’s network already covers. Two well-served markets beat ten thin ones. Our international SEO agency and multilingual website design pages cover the search and site side.

Cross-border purchases raise withholding, ownership-structure and currency questions. We point buyers to their own advisors and never present marketing copy as advice.

Digital marketing for luxury real estate in AI answers

Buyers and advisors now ask ChatGPT, Claude, Perplexity, Gemini, Microsoft Copilot and Google AI Overviews questions such as who the leading agents are for waterfront estates in a named town, or what a building’s rules are. The assistants answer from pages they can read and trust.

What the assistants tend to cite

Agent and brokerage pages with clear facts, area and building guides, press coverage, review sites, association directories and the listing portals. Pages that state the agent’s markets, recent sales they may name and credentials plainly are easier to quote.

What should a luxury agent publish?

One authoritative page per estate area and building you lead, an agent page with the same facts everywhere, sold stories and answers to the questions advisors ask. Our AEO for real estate agents page covers the method in depth.

Keep the facts consistent

Assistants compare sources. The same name, brokerage, markets and contact details on the site, the profile, directories and press make the agent easier to name correctly.

Ten real inquiries from qualified buyers beat hundreds of form fills from curious browsers. We tag each inquiry by source in the CRM so the seller report says which work produced which buyer. Our real estate lead generation page covers lead sources for agents more broadly.

The seller report

Weekly during launch: activity by channel, inquiries, showings, buyer feedback and the next step. Written in plain language, so the seller can see what their listing is getting.

Marketing for luxury real estate developments and branded residences

A development sells over months or years, often before it is built. The marketing runs in phases: brand and name, a registration list, a sales gallery, a launch, and then each release of residences.

Branded residences

When a hotel or fashion brand is attached, its own rules on use of the name and imagery apply. Agree approvals early so launch dates do not slip. For luxury goods and hospitality brands themselves, see our luxury brand marketing page.

Commercial and mixed-use projects

Projects with office, retail or hospitality space need investor and tenant marketing too, which our commercial real estate marketing agency page covers.

How to choose a luxury real estate marketing company

Choose one that shows high-end work it can explain, understands housing-ad rules, measures in qualified buyers and lets you own everything it makes. Ask for specifics before you sign.

Questions to ask on the first call

Use these to see whether an agency understands the top of the market.

  • How would you launch my next listing, week by week?
  • Which buyers would you reach for it, and through which channels?
  • How do you set up housing ads on Meta and Google?
  • How would you handle a seller who wants no public address?
  • What would the weekly seller report contain?
  • Who owns the photos, film and accounts when we stop?

Red flags in a luxury real estate marketing proposal

Promised sale prices, guaranteed press, targeting by age or family status for housing ads, stock photography, purchased email lists, and accounts or footage held in the agency’s name.

A specialist or a general agency?

A general agency can run ads. A luxury specialist knows when not to run them, how to brief a film crew for a house and how to keep a private sale private. Judge by the launch plan and the sample report, not by a niche landing page.

How much does a luxury real estate marketing agency cost?

With Progression, programs are priced from our published retainers and fixed-scope projects, and every quote follows a written scope. Photography, film, drone, print and media spend are production and media costs quoted separately.

What is not in those prices

Ad spend, which goes to the platforms and publications, never to us. Photography, film, drone and print production, which are quoted per listing. Portal and international listing fees, which the agent pays directly.

One-off projects

A technical SEO audit starts at $1,900, keyword research and mapping at $1,200 and analytics and conversion tracking setup at $2,400. The detail is on our SEO pricing page; website tiers are on our website design and development page.

What moves the price

The number of listings launched a year, how much film and print each needs, how many markets and languages are reached, whether a development needs a sales gallery program and how much press work is expected.

How we work with luxury agents and developers

We start with a brand and market review, agree the first launch or the brand program, then produce, launch and report. Everything runs remotely with on-site production crews we direct, for clients in any US state or abroad.

The first thirty days

A review of the brand, site, profile, recent listings and channels; a written position; a launch template; tracking set up in the CRM; and the plan for the next listing.

What we need from you

Access to the website, profiles and ad accounts, recent listings and sales you may disclose, the broker’s advertising checklist and the seller’s instructions for each launch.

Working alongside a brokerage marketing team

Many brokerages have their own designers and rules. We work inside their brand standards and approvals, add the luxury layer and leave them every file.

Frequently asked questions

What is a luxury real estate marketing agency, and how is it different from a regular one?
It is an agency that markets high-end homes, estates and developments and the agents behind them. The difference is scale and standard: fewer listings, a much smaller audience, longer launch preparation, directed film and print, discretion for private sellers, and reporting on qualified buyers and showings rather than lead volume.
What is the best way to market a luxury home for sale?
Prepare for four to six weeks: define the story, stage and shoot the property with photography, film and drone, produce a property book and a single-property site, then launch with a broker preview, press, private-client email and paid reach set up under housing-ad rules. Show the house to qualified buyers and report weekly to the seller.
Where should luxury homes be advertised?
Where likely buyers and their agents already look: listing portals and their premium placements, luxury and international property sites, search, paid social and video run under housing-ad rules, selected regional and lifestyle print, and broker networks. Pick channels by where the likeliest buyer lives, and keep the budget concentrated.
Where can luxury listings be advertised if the seller wants privacy?
Through brokers and advisors directly, a password-protected property site, private email to a short list and ads that lead to an inquiry page without the address. The listing broker must confirm what the MLS rules allow for a delayed or private listing and record the seller’s written choice.
What makes a property luxury real estate?
There is no legal threshold. Luxury means the top price tier of a local market together with the qualities buyers at that level expect: location, land, architecture, privacy, views and finish. The same price can be luxury in one county and ordinary in a major city, so each campaign starts by defining the local market.
How do you build a luxury real estate brand?
Start with evidence: the areas and price bands where you already sell and the sales you may name. Write the position in one sentence, test it with past clients, then design the identity, voice and templates around it. Keep the brand restrained so it never competes with the property.
What does luxury real estate branding include?
Positioning, proof you can stand behind, a wordmark and identity, type and color, a photography style, a written voice, templates for property books, invitations, film titles and social posts, and rules for how the brokerage name and license details appear in advertising.
How much do luxury real estate marketing services cost with Progression?
Our SEO retainers run from $1,500 to $10,000 or more a month, social packages from $850 to $3,400 a month, PR retainers from $2,500 to $12,000 a month and websites from $1,400 for a single landing page. Production and ad spend are separate, and every quote follows a written scope.
Do fair housing rules apply to luxury listings?
Yes. A luxury home is a dwelling, so the Fair Housing Act’s advertising rules apply in full. Ads may not indicate a preference or limitation based on a protected class, and platforms restrict targeting for housing ads. We build campaigns inside these rules and ask the listing broker and counsel to confirm anything specific.
Can luxury listing ads target people by age or wealth?
Housing ads on Meta and Google run with restricted targeting and cannot be aimed by age or gender, and Meta also limits detailed location settings. Campaigns instead use broad locations, people who already watched the film and strong creative. We confirm the current platform settings before every launch.
Is drone footage worth it for a luxury listing?
Usually, for estates, waterfront, acreage and properties whose setting is the selling point. Aerials show land, boundaries, views and the approach in a way ground photos cannot. In the US the pilot needs an FAA remote pilot certificate and must follow the airspace rules, so confirm both before the shoot.
How many weeks of preparation does an estate listing need before it goes live?
Four to six weeks is typical: about two weeks for the brief, story and staging plan, one to two weeks for photography, film and drone, and the rest for the property book, site and launch setup. A rushed launch costs more in time on market than the weeks it saves.
What is luxury real estate digital marketing?
It is the online side of luxury marketing: the agent’s site and single-property sites, search pages for estate areas and buildings, film on video platforms, paid social and search run under housing-ad rules, private-client email and the profiles and pages AI assistants read when buyers ask about agents.
Does luxury real estate SEO matter when buyers use agents?
Yes, because buyers, their agents and their advisors look the listing agent up before they call, and sellers research agents before choosing one. Pages for the areas and buildings you lead, a strong agent page and property films that rank in video search are what they find.
How should a luxury property be photographed?
With a shot list built on the property’s story, at the best light for each elevation, with straight verticals, true color and light retouching. Add a twilight set, detail and setting images, floor plans and aerials where they help. Leave out security features and personal items, and label any virtual staging.
What should a luxury listing presentation include?
A launch plan written for that property, sample films and property books, the buyers and agents you can reach, your approach to privacy and showings, how progress will be reported and a clear account of your recent sales. Sellers at this level compare several agents on exactly these points.
Can a luxury real estate marketing company guarantee a sale price?
No. Price is set by the seller with the listing broker, and the market decides what buyers pay. Marketing can reach more of the right buyers and present the property well. Any agency that promises a sale price or a sale date is promising something it cannot control.
Is print advertising still useful for luxury real estate?
Selectively. A printed property book is often the most kept piece in a campaign, and a small number of ads in regional luxury or lifestyle titles reaches readers who ignore online ads. Long lead times mean print must be planned months ahead.
How do you reach international buyers for a luxury home?
Choose the two or three markets where likely buyers live, translate the property book, captions and key pages, list on the portals those buyers use, offer film and virtual showings across time zones and send private links to their advisors. Tax and legal questions go to their own advisors.
What should the weekly seller report for a luxury listing campaign contain?
By qualified inquiries, private showings, engagement from buyer’s agents, film completion, press earned and new listing appointments, each tagged by source in the CRM. Impressions and clicks are reported for context only, because a luxury sale depends on a few right people.
Does Progression take on estate listings and developments far from Manhattan?
Yes. Progression Agency is based in New York City and works with luxury agents, brokerages and developers across the United States and worldwide. Strategy, design, editing and reporting run remotely, and we direct photo, film and drone crews in each property’s market.
Should a luxury agent run paid search ads?
Often, in a small way. Searches for the agent’s name, named buildings and estate areas are few but valuable, so a tight campaign with specific landing pages usually pays. Broad keyword campaigns for luxury homes in a whole region tend to bring browsers rather than buyers.
