Real Estate Wholesaling Marketing: Direct Mail, Texting, Ads and Buyers Lists That Find Motivated Sellers

Updated October 2026 · Written and maintained by the Progression Agency strategy team

Real estate wholesaling marketing has two jobs: reach owners who want a fast, as-is sale before anyone else does, and keep a cash buyers list ready to take the contract. This guide covers both: the channels (direct mail, cold calling, texting, search ads, SEO and Facebook), the consent and licensing rules that decide what each channel may do, a cost per deal worksheet, and a 90-day plan. We run the digital side for wholesalers and investors: seller landing pages, search ads, SEO, email programs, and the tracking that ties every contract back to the channel that found it.

The short answerReal estate wholesaling marketing means finding sellers and buyers for the same property at the same time. Sellers come from channels such as mail, calls, texts, search ads, SEO and referrals; buyers come from a list built from records, meetups and past deals. Each channel has its own consent or licensing check, and each should be measured as cost per assignment, not cost per lead. Progression Agency is based in New York City and works with clients across the United States and worldwide.

Prices are Progression’s published website and SEO prices, plus US market price bands labeled as such. Federal and state rules, platform policies and public records are named where they apply and were read in October 2026. State rules differ; ask a real estate attorney in each state. General information, not legal advice.

What is real estate wholesaling marketing?

Real estate wholesaling marketing is everything a wholesaler does to find a seller with a property and a buyer for the contract. Two audiences, two messages and two sets of rules sit behind one deal.

What is wholesaling real estate?

A wholesaler signs a purchase contract with a seller, then either assigns that contract to a buyer for a fee or buys the property and sells it on in a second closing, called a double close. The wholesaler is paid for finding the deal, not for owning the house for long. Because the work is contracts and not construction, marketing is the business.

How real estate wholesaling works, step by step

The sequence is the same in every market, and each step is a place where marketing either earns its keep or leaks money.

  1. Find a seller who wants a quick, as-is sale.
  2. Inspect the property and estimate repairs and value.
  3. Make an offer with terms the seller can accept.
  4. Sign a purchase contract that allows assignment.
  5. Market the contract to buyers who fit the property.
  6. Assign the contract, or run a double close.
  7. Close at the title company and record what it cost.

Two lists to build: sellers and buyers

A seller list is the owners you will contact, built from records and refreshed. A buyers list is the investors who pay cash and close fast, built from recorded sales and relationships. A wholesaler with a good seller list and no buyers holds contracts nobody wants; one with buyers and no sellers has nothing to sell. The two lists get built in parallel.

Direct mail: Letters and postcards. Slow to start, steady once tuned.
Cold calling: Calls to owners. Registry and calling-hour rules apply.
Texting: Texts to owners. Consent and registration first.
Search ads: Owners searching for a cash buyer. Intent you pay for by the click.
SEO: Pages that rank in your market. Slow, then compounding.
Referrals: Agents, contractors, managers. Cheap and relationship driven.

In most of the country wholesaling is allowed, but whether you need a real estate license, and what you must disclose, depends on the state and on how you structure deals. This section reports what we have read and sends you to the people who decide.

States that license or regulate wholesaling

Illinois shows how a state can reach wholesaling through its license law. The Real Estate License Act of 2000 defines a broker to include someone who, whether for another or themselves, engages in a pattern of business of dealing in contracts, including assignable contracts for the purchase or sale of real estate. The act says a pattern exists when the person has done one or more of those things on two or more occasions in any 12-month period. Our guide to wholesale ads and state licensing uses the same reading. Every other state has its own statute and its own commission, so check yours. We name only states whose text we have read.

Do you need a license for real estate wholesaling?

It depends on the state and on the pattern of your deals: how many, in what period, and whether you deal in contracts or in title. A license in one state may be required, optional or irrelevant in the next. A real estate attorney in the state where you buy decides, and the answer should be in writing before you market in a new state.

Questions to put to that attorney before the first contract in a state:

  • Does the state license law reach people who deal in assignable contracts?
  • How many deals in what period create a pattern of business?
  • What must the contract and the marketing say about my role?
  • Is a double close treated differently from an assignment?
  • Are there rules on dealing with owners in foreclosure or on advertising a property under contract?

Can real estate agents be wholesalers?

A licensee is bound by the state license law and by the policies of the sponsoring broker. Before wholesaling, ask the commission and the broker whether the law addresses a licensee dealing for their own account, what disclosure it requires, and whether the deal has to run through the brokerage. Our guide to lead generation for agents covers the agent side of the business, which has different rules.

Is wholesaling real estate ethical?

It can be, and the test is honesty. Say who you are and that you intend to assign the contract or buy for yourself. Do not pressure an owner or suggest a deadline that does not exist. Tell sellers they may list the house instead, and mean it. The frequently asked questions below include how to describe yourself in ads and letters.

Wholesale real estate marketing strategy: the channel stack

A wholesale real estate marketing strategy is a choice of channels, matched to your money, your time and the rules in your market. The table lays out eight, and the goal is to pick two of them, not to run all eight badly.

Editorial sequence, not measured data.

Pick two channels for the first market

Start in one market with two channels that suit your resources. With more money than time, direct mail plus search ads is a common pairing. With more time than money, driving for dollars plus referrals. Add a third only when the first two are tracked and you know what a contract costs. Spreading a small budget over many channels teaches you nothing.

Why one touch rarely works

An owner who needs to sell may not need to sell today. The same person might see a postcard, get a letter, pick up a call and search your name. A sequence across mail, call and text, each within its rules, reaches them at the moment they are ready. Record every touch in a CRM so the sequence stops when the owner says no.

How to find motivated sellers for wholesaling

To find motivated sellers, start with the situations that make owners sell fast, then use public records and referrals to find people in them. How to find motivated sellers is mostly a question of lists and timing.

Situations that lead owners to sell as-is

Owners sell quickly when a house is inherited and nobody wants it, when a landlord is tired of managing, when a family relocates, when repairs cost more than the owner can fund, or when the property has sat vacant. Describe properties and situations in your marketing and never mention what you assume about the owner. A letter that says you buy houses in any condition works; a letter that guesses at hardship does not.

Public records and list sources

County assessor and recorder data show who owns a property, when it last sold and whether it has a mortgage. Some cities publish their own: New York City’s Department of Finance runs ACRIS for searching property records. Probate filings and code-violation lists can be used where they are public; check what your county posts. Lists bought from vendors are only as good as their last update.

Where to find motivated sellers without buying a list

Driving for dollars means noting vacant or neglected houses on a route and looking up the owners. Referrals come from agents who get listings they cannot sell, contractors who see properties in poor condition and property managers who know tired landlords. Where to find motivated sellers cheaply is usually people who already talk to owners.

How to find motivated seller leads you can afford

Order channels by what you can spend. With almost nothing, use driving for dollars and referrals. With a small budget, add mail to a tight list. With more, add search ads. For Facebook specifically, our page on Facebook ads for real estate investors covers how those campaigns run under Meta’s rules.

Direct mail for wholesalers

Direct mail reaches owners who never search for a buyer. It is slow to start and easy to measure, which is why it is the backbone of many wholesalers’ marketing. Direct mail wholesale real estate campaigns fail more often from a bad list than a bad letter.

Building the list and skip-traced contact data

Start with county ownership records, filter to the property types and equity you want, and skip trace the owners’ addresses and phones. Know the limits of your sources. The Driver’s Privacy Protection Act says state motor vehicle departments shall not knowingly disclose personal information from motor vehicle records, and bulk marketing use needs the express consent of the person concerned, so those records are not a free list source. Suppress past sellers and everyone who has asked to be removed.

Letters, postcards and handwritten-style pieces

Postcards are cheap and get seen; letters read as more personal; handwritten-style pieces cost more and stand out from a pile of mail. Whatever the format, put an honest return address and your real company name on it, and say plainly that you buy houses and what the owner can expect. Our guide to direct mail costs and lists covers printing, postage and list pricing in general terms.

Cadence, tracking numbers and response codes

Plan a series, not a single drop. Give each campaign its own tracking phone number or a code on the piece so a response can be tied to the mailing that produced it. Log the drop date, the list and the cost in your CRM. Without that record you cannot tell whether mail to one zip code beats mail to another.

Mail to owners in foreclosure

Some states regulate offers to owners in default. California’s home equity sales contracts chapter, for example, defines an equity purchaser as a person who acquires title to a residence in foreclosure, with listed exceptions. Whether and how that applies to a wholesaler turns on how the deal is structured, so ask an attorney in the state before you mail anyone in default.

Wholesaling real estate cold calling

Wholesaling real estate cold calling means phoning owners who have not asked to hear from you. It is fast and inexpensive in cash, and it is the channel with the most rules.

We do not run cold calling for anyone. This section describes what the rules say so a wholesaler who calls can do it carefully.

The Do Not Call registry and state lists

The FCC’s rule at 47 CFR 64.1200 covers residential subscribers who have registered their numbers on the national do-not-call registry, and requires callers to keep a written policy for maintaining a do-not-call list of their own. Callers create an account to reach the registry through its telemarketer and seller site. Some states keep their own lists as well; Florida’s is described below.

Is a call to buy a house a telephone solicitation?

Read the statute. In 47 U.S.C. 227, a telephone solicitation is a call or message to encourage the purchase or rental of, or investment in, property, goods or services, and the definition excludes calls with the person’s prior express invitation or permission, calls to someone with an established business relationship and calls by tax-exempt nonprofits. A wholesaler’s call asks an owner to sell, and the contract is later assigned. Whether that fits the definition is a question for your attorney, and a careful approach is to run seller outreach as though the rules apply.

Calling hours and state rules

For telephone solicitation to residential subscribers, the FCC’s rule bars calls before 8 a.m. or after 9 p.m. in the called party’s local time. States add their own. Florida’s telephone solicitation act, section 501.059, defines a telephonic sales call to include a text message or voicemail sent to a consumer, restricts calls to numbers on the state’s no sales solicitation list and to people who said they do not want them, and ties certain calls to prior express written consent. Read the full section for your calls, and the equivalent in your state.

Wholesale real estate without cold calling

A wholesaler can build a pipeline with mail, search ads, SEO and referrals and never dial a stranger. Those channels bring owners who have asked or been invited to respond, which also makes later calls and texts easier to justify. Wholesale real estate without cold calling is slower to start and cleaner to run.

Real estate wholesaling SMS: texting sellers within the rules

Real estate wholesaling SMS can be a fast follow-up channel, but only with the right consent, a registered sending number and an opt-out that works. A text is also a record, so write it as though a regulator will read it.

The same FCC rule, 47 CFR 64.1200, requires prior express written consent for telemarketing calls made with an autodialer or a prerecorded voice to wireless numbers, and a written consent is a signed agreement with a clear authorization. The FCC had also adopted a rule limiting consent to one seller at a time, but in January 2025 the Eleventh Circuit vacated that one-to-one consent restriction. The 2012 written-consent requirement itself was not at issue in the case. Texting a number you only found through skip tracing is the riskiest case, which is why consent records matter. Federal law lets a person who receives more than one covered call in a year sue for up to $500 per violation, as 47 U.S.C. 227(c)(5) reads.

10DLC registration for business texting

Business texts from ordinary 10-digit numbers go through registered brands and campaigns. The Campaign Registry describes 10DLC as a channel in which brands and campaign service providers are verified before they can send, and brands register through a service provider, not directly. Our guide to texting from a registered number covers the basics for investors, and we do not repeat them here.

Opt-outs and stop words

Every text needs a way to stop, honored fast and across every channel. The wireless industry’s messaging principles ask senders to use standard STOP wording and to treat plain-language requests such as stop, end, unsubscribe or cancel as opt-outs. Keep a suppression list that survives a change of platform.

AI voices and prerecorded messages

The FCC’s February 2024 declaratory ruling confirmed that the TCPA’s restrictions on an artificial or prerecorded voice cover current AI technologies that generate human voices, so calls using them need the called party’s prior express consent. A cloned or synthetic voice is not a workaround for the rules on automated calls.

Wholesale real estate ads: search, social and video

Wholesale real estate ads reach owners at two moments: when they search for a buyer and when they scroll past a message that sounds like their situation. Real estate wholesaling advertising works best with a landing page built for one market.

Google search ads for sellers who want a cash offer

Search ads catch intent: someone typing a phrase about selling a house fast is closer to a decision than a person scrolling. Housing is one of Google’s restricted categories, and its policy says you cannot target by gender, age, parental status, marital status or ZIP code; radius, city and country targeting remain allowed. Call extensions let a seller dial from the ad. Our real estate PPC page covers search campaigns for the industry, and PPC management covers the service in general.

Facebook and Instagram

Social ads show your message to owners who are not searching. They run under Meta’s housing rules and need creative that is careful about what it says. All of that sits on our page about Facebook ads for real estate investors, which this guide does not repeat. Video works on both platforms when it shows a real person and a plain offer.

Can wholesalers advertise?

Yes, if the advertising is honest about who is buying and what the owner can expect. Whether your state restricts advertising a property you hold only under contract is a different question from advertising that you buy houses, and an attorney in that state answers it. See the licensing section of our page on wholesaling ads and state licensing.

Comparing channels? Google Ads or Facebook ads lays out how the two differ, SEO and Google Ads together shows how they combine and are Google Ads worth it answers the budget question.

SEO and a seller website for wholesalers

A seller website gives every other channel somewhere to send people, and a page per market lets Google show you to owners in it. Build the pages for the seller first and the search engine second.

A seller page for each market you buy in

A seller page states the offer, the process, how the price is set, who you are and a short form. Owners compare you with other buyers, so the page should answer the question they would ask on the phone. Our seller landing pages work is built for this, and lead generation websites covers the site around it.

Market pages with facts only a local buyer knows

Pages that repeat the same text with a city name swapped read as templates and do little. Add facts that only a buyer in the market knows: neighborhoods you buy in, how closings go with local title companies, common repair issues in the housing stock. Our real estate SEO page and local SEO cover the method.

Google Business Profile for a home-buying company

A profile helps when the company is eligible. Google’s guidelines say a business needs a physical location customers can visit or must travel to customers, a service-area business should hide its address, and a rented mailbox or virtual office does not qualify. The name should be the real-world name. If your company does not meet the rules, skip the profile instead of bending them.

A site built well still needs traffic, and traffic but no leads explains what to check when visitors arrive and do nothing. For the design work itself see real estate website design.

Building a cash buyers list

A cash buyers list is the set of people and companies who buy houses with cash in your market, with a note on what each wants. It decides how fast a contract can be assigned.

Where cash buyers come from

Recorded cash sales in county records show who has bought without a mortgage, and many buyers are LLCs you can look up. Others come from landlords who own several rentals, auctions, local investor meetups and agents who know who is buying. Contact them as a peer, not as a seller of leads.

Qualifying buyers: proof of funds and a buy box

Ask for proof of funds before you share a deal, and ask what they buy: areas, price range, property type and repair level. That note is the buy box. A buyer whose box matches the property gets the deal first, which saves everyone time.

Cash buyers list: People who buy for cash. Built from records and meetups.
Proof of funds: Evidence the money exists. Asked before a deal is shared.
Buy box: Areas, prices and property types. What each buyer will take.
Deal sheet: One page per property. Facts, photos and terms.
Buyer email: A send to the matching buyers. Opt-out in every message.
Assignment: Handing over the contract. Fee disclosed in writing.

Keeping the list clean and consented

Email to buyers falls under the CAN-SPAM Act. The FTC’s guide lists the basics: accurate header information, a subject line that reflects the content, a clear statement that a message is an ad, a valid postal address, an opt-out method and honoring opt-outs within 10 business days. Keep texts to buyers consented in the same way as texts to sellers. Remove anyone who stops responding, so the list stays accurate. Our cold email page covers outreach in general, and real estate email marketing covers the industry.

How to market your wholesale deal to buyers

To market a wholesale deal, send matching buyers a short, factual sheet and make it easy to ask for the contract. How to market your wholesale deal comes down to accuracy and speed.

Deal sheets that state only facts

A deal sheet lists the address, a few photos, the repairs you saw, the terms and how the assignment works. Leave out value claims you cannot support. Buyers have their own numbers; what they need from you is a clear description and the contract terms.

  • Address and a short property description
  • Three to six honest photos
  • Repairs you saw, listed plainly
  • Contract price and the assignment terms
  • Deadline, and why it exists
  • Your company name and your role in the deal

Email and text sends to the buyers list

A real estate wholesaling email template has a short subject, the property in the first line, three or four facts, the terms, a deadline you genuinely have and an unsubscribe link with your address. Send to the buyers whose box fits, not to everyone. Texts follow the consent rules above.

Marketing a property you only hold under contract

Disclose your interest: say you have the property under contract and are not the owner. Whether your state limits advertising a property you do not own is a question for a real estate attorney in that state, so ask it before the first send, and read your contract’s assignment terms before you send a photo to anyone.

Real estate wholesale leads: tracking and follow-up

Real estate wholesale leads are only worth what you do with them in the first hour and the first year. Tracking shows which channel produced the contract, and follow-up decides whether a lead becomes one.

Some wholesalers search for wholesale lead generation as a service; the work described here is the part that happens after a lead arrives, and the live page on white label lead generation covers buying leads from a provider.

A CRM stage list for seller leads

Use one set of stages for every channel, so reports compare like with like.

Our CRM development and CRM setup pages cover building and configuring the system.

Answering fast without sounding scripted

Respond quickly, and sound like a person. Read the lead’s form or message before you reply, mention the property by what the owner told you, and ask one useful question. A human voice beats a polished script when someone is deciding whether to trust a buyer.

Follow-up for sellers who are not ready

Many owners say no today and yes in six months. Keep them in a slow sequence, such as a monthly note, with an easy way to opt out, and log what you learned each time. Months-long nurture is why a CRM beats a notebook.

Real estate wholesaling KPIs and cost per deal

Real estate wholesaling KPIs measure each stage from spend to assignment, and the number to manage is cost per assignment. The worksheet below uses your own figures; this guide offers no benchmarks.

The cost per deal worksheet

Track each channel in a table like this, using your own numbers month by month.

Cost per deal worksheet for one channel and one month
MeasureHow to calculate itWhat it tells you
SpendMedia, mail, data, tools and your hours pricedThe cost of the channel
LeadsCount of owners who respondedWhether the message reaches people
Cost per leadSpend divided by leadsHow cheaply the channel attracts responses
ContactsLeads you reached and spoke toWhether follow-up is fast enough
AppointmentsHouses you walkedWhether the leads are real sellers
OffersWritten offers madeWhether the buy box matches the market
ContractsSigned purchase agreementsWhether your offers are competitive
AssignmentsContracts a buyer tookWhether the buyers list works
Cost per assignmentSpend divided by assignmentsThe number that decides what to keep

Cost per lead versus cost per assignment

Cost per lead is easy to see and easy to misread: a cheap lead that never answers the phone is expensive. Our guide to cost per lead explains the number, and why lead costs rise explains why it moves. Judge a channel by what an assignment costs.

Reading results by channel and by market

Compare channels inside a market first, then markets against each other. A channel that works in one county may fail in the next for reasons that have nothing to do with the channel. Give each test enough time and enough volume before you cut it.

Wholesale real estate tips that keep marketing honest

The wholesale real estate tips that matter most are about honesty: say what you are, never invent a story about the owner and keep fair housing in mind in what you write and who you target. Wholesale real estate marketing tips that skip these invite complaints.

Say who you are and what you do with the contract

Use your company name, describe yourself as a buyer or investor and, when you plan to assign the contract, say so when you write the offer. If you are a licensee, say that too. An owner who feels deceived will tell the agent, the attorney and the neighbors.

Never imply a hardship you have not been told

Copy such as a line about a recent divorce or a failing business assumes facts about a person. Describe the property and the offer. Let the owner tell you why they are selling; the best marketing leaves that choice to them.

Fair housing in copy and targeting

The Fair Housing Act prohibits discrimination in housing because of race, color, national origin, religion, sex, familial status or disability. Keep it in mind in the words you use and in how ads and mailing lists are targeted. When in doubt, describe the property and the process, and leave out the people.

A 90-day wholesale real estate marketing plan

A 90-day wholesale real estate marketing plan has three jobs: set up one market properly, build the buyers list and then decide what to cut or add. It does not promise a deal in 90 days.

Days 1 to 30: one market, two channels, tracking in place

Choose the market, check the license and calling rules for it, set up the CRM with the stages above and launch two channels. Each gets its own tracking number or code. By day 30, every lead should be in the CRM with a source.

Days 31 to 60: buyers list and second touch

Build the buyers list from recorded cash sales and meetups, collect proof of funds and buy boxes, and add a second touch for owners who did not answer the first. Review the worksheet at the end of the month.

Days 61 to 90: cut, keep, add one channel

Cut the channel with the weakest cost per assignment or cost per appointment, keep the one that works and add a single new channel. Resist adding two. Write down what you learned, so the next market starts from notes and not from memory.

What AI assistants tell homeowners about selling to an investor

Homeowners ask assistants whether to sell to a cash buyer or to list the house. Assistants cite plain explanations, licensing facts and reviews, so a wholesaler who publishes those is easier to recommend. Real estate wholesaling marketing now includes being findable in those answers.

What gets cited

Process pages that explain how an offer is made, fees explained in plain terms, reviews from sellers and a visible license status where one applies. Pages that read like pressure rarely get quoted.

What a wholesaler should publish

Publish who buys, how offers are made, how long closing takes and the option to list instead. Make the company name and address match everywhere. Our page on how sellers and investors use AI assistants covers the investor side of the same questions.

What does wholesale real estate marketing cost?

Wholesale real estate marketing cost has two parts: the media you buy and the work of running it. Media is yours to set; management and builds are priced as below. A quote follows a written scope.

Media, mail, data and your hours

Ad spend, postage, printing and list data go to third parties and have no fixed figure here. Your own hours count too: price them in the worksheet, or the channels that look cheapest will be the ones that cost you most.

Run it yourself or hire help?

Run it yourself while one market and two channels fit your week; hire help when the marketing needs a skill or hours you do not have. Motivated seller marketing for a Facebook-led program is covered on our investor Facebook ads page.

What we run for wholesalers

We build seller landing pages, search ad campaigns, SEO and email programs, and the tracking that ties a contract to its source. Mail, texting and calling are channels wholesalers run themselves or through specialist vendors; we describe their rules here because they shape the pages, ads and records we build around them.

What stays with you

Calls, offers, contracts and buyer relationships stay with you. So does the decision about which states to work in and the legal advice that goes with it.

How to choose a marketing partner for wholesaling

Ask whether leads are exclusive or sold to others, who owns the ad accounts and landing pages, how consent is recorded, and what happens to your data if you leave. Compare lead generation agencies, outbound lead generation and outsourced lead generation on those points, and look at Facebook ads management if paid social is part of the plan.

Frequently asked questions

What does real estate wholesaling marketing cost per month?
It is media plus management. Media is whatever you spend on mail, ads and data. Management is quoted after a written scope, and published US price bands run $1,200 to $4,000 a month for Meta ads and $800 to $2,500 for Google Ads (market figures, not a Progression rate card). Your own numbers per assignment decide what is worth paying.
Which wholesale real estate marketing channel should a beginner start with?
Pick one market and two channels. If you have more time than money, start with driving for dollars and referrals. If you have a budget, direct mail to a tight list plus search ads is a common pairing. Track each from day one and add a third only when you know what a contract costs.
Are real estate wholesale leads from vendors worth buying?
Sometimes. The question is whether the leads are shared or exclusive and who else is calling the same owner. Ask the vendor in writing, test a small batch and compare cost per assignment, not cost per lead, against your own channels.
How do I build a cash buyers list from public records?
Pull recorded sales in your county that closed without a mortgage, look up the buying entities, and note repeat buyers, LLCs and landlords with several properties. Reach out as a peer, ask for proof of funds and a buy box, and add them only with consent for email and text.
How big does a cash buyers list need to be?
Quality and fit matter more than size. A short list of buyers whose buy box matches your properties and who close on time beats a long list of names who never answer. Grow it by adding buyers from each deal, and prune those who stop responding.
How to find motivated sellers in a new market?
Start with county records to find owners in the situations that lead to quick sales, add direct mail to a tight list, run search ads for owners already looking for a buyer, and meet agents, contractors and property managers who know owners. Track every source so the best channel shows itself.
How many mail pieces should one seller get?
Plan a sequence rather than a single drop, then test. Many wholesalers send several pieces over time before dropping an owner, and the right number depends on your list and market. Track response by piece number so your own data sets the cadence, and stop at once for anyone who opts out.
Can I text a seller whose number came from skip tracing?
Treat it with care. The FCC’s rule at 47 CFR 64.1200 requires prior express written consent for telemarketing texts sent with an autodialer to wireless numbers, and a skip-traced number is not consent. Whether a given text is covered depends on how it is sent and what it says, so ask your attorney first.
Do wholesale real estate ads need a housing ad category?
Platforms treat housing ads as a restricted category. Google’s policy limits targeting by gender, age, parental status, marital status and ZIP code for housing, and Meta has its own housing rules. Our page on Facebook ads for real estate investors covers Meta’s side in detail.
Is it legal to advertise a house I only have under contract?
That depends on your state, so ask a real estate attorney there. Whatever the answer, disclose your interest: say you hold the property under contract and are not the owner, and do not describe it as yours.
Do I need a real estate license to wholesale in Illinois?
Illinois defines a broker to include someone who, for themselves or another, engages in a pattern of business dealing in contracts, including assignable contracts for real estate, and a pattern means doing so on two or more occasions in any 12-month period (225 ILCS 454/1-10). Ask an Illinois attorney how that applies to you.
Is cold calling homeowners covered by the Do Not Call rules?
Possibly. The statute defines a telephone solicitation as a call to encourage the purchase or rental of, or investment in, property, goods or services, with exclusions for permission, established business relationships and some nonprofits. Whether a call to buy a house fits is for your attorney; a careful caller checks the registry and the hours anyway.
What is 10DLC and why do wholesalers need it?
10DLC is the system for sending business texts from ordinary 10-digit numbers. Brands and campaigns are registered and verified through a service provider before they can send, according to The Campaign Registry. A wholesaler who texts sellers or buyers needs the registration first.
Can I use AI voice calls to reach sellers?
Only with care. The FCC ruled in February 2024 that the TCPA’s rules on an artificial or prerecorded voice cover current AI technologies that generate human voices, so such calls need the called party’s prior express consent. Ask your attorney before you build a calling program around them.
Should a wholesaler have a website or just landing pages?
Have one site with a page for each market you buy in, plus landing pages for the ads you run. The site builds trust and can rank over time; the landing pages match a single ad to a single offer. Both should carry your company name and a form that records consent.
How soon can wholesale marketing deliver a first assignment?
Months, not weeks, and no one can promise a date. Mail and search ads start quickly; seasoning, appointments, offers and finding a buyer take time. Track every stage from day one, because the stage that stalls tells you what to fix.
What KPIs should a wholesaler track weekly?
Track leads, contacts, appointments, offers, contracts and assignments for each channel, with spend alongside. From those you get cost per lead, cost per appointment and cost per assignment. The worksheet earlier on this page lays them out.
How should I describe myself in seller ads and letters?
As a buyer or investor, with your company name and contact details. Do not call yourself an agent or an advisor unless you are licensed, and say that you intend to buy the house or assign the contract. Sellers can then judge the offer for what it is.
Can a wholesaler mail owners in pre-foreclosure?
Some states regulate dealings with owners in foreclosure. California’s home equity sales contracts chapter, for example, defines an equity purchaser as a person who acquires title to a residence in foreclosure, with exceptions. Ask an attorney in your state before you mail anyone in default.
What should a deal sheet for buyers include?
The address, a few honest photos, the repairs you saw, the contract price and terms, how the assignment works and the deadline. State facts only and keep value claims out; buyers will run their own numbers.
Do you run marketing for wholesalers in more than one state?
Yes, remotely. We build pages, ads and tracking for wholesalers in different markets. Licensing and consent rules are state and channel specific, and they stay with you and your attorney in each state.
What information do you need from a wholesaler to begin?
Your markets, your buy box, past deals by channel if you have them, access to your CRM and a description of how calls are handled today. With those we scope the pages, ads and tracking in writing.
