Updated November 2026 · Written and maintained by the Progression Agency strategy team
A homeowner searches for Massapequa, not the Town of Oyster Bay, and the page that wins has to know the difference. That is the first job for an SEO company in Long Island, because two counties, ten Suffolk towns and over 100 unincorporated Nassau areas leave no single city to aim at. This field guide is for owners and marketing leads in Nassau, Suffolk and the East End, and it covers the map, county license notes on advertising, summer seasons and cost. Progression is a New York City firm, and Long Island clients work with us remotely, starting with a free proposal and a written scope.

The short answer An SEO company in Long Island has no single city to aim at. It has to work from a map of towns, villages and hamlets, and the useful questions are which of those places make you money and which names customers type. Draw that map first, check any license and advertising rule with the county, plan the page and profile calendar around the summer season if you sell on the East End, and judge every proposal by whether it names the towns you serve. We are in New York City and work with Long Island clients remotely.
Nassau County’s town, village and community pages, its home improvement license FAQ, Suffolk County’s towns and villages page, the New York State Department of Labor’s Long Island region page, the Town of Southampton’s visitor page and Google’s business profile guidelines were each opened on the sites that publish them in November 2026, and all of them can change. The county license notes are reported as written and are not legal advice.
The hamlet problem: customers name places with no government
Nassau County’s own list shows the problem in one pair of names. Massapequa is an unincorporated community in the Town of Oyster Bay, and Massapequa Park is an incorporated village in the same town. A person who lives in either one types the name of the place, not the name of the government, and the business that answers well has to know which is which. Hicksville is unincorporated in the Town of Oyster Bay, Levittown is unincorporated in the Town of Hempstead and Manhasset is unincorporated in the Town of North Hempstead, while Freeport is an incorporated village in Hempstead. The county’s list of communities draws the line: incorporated villages and cities keep their own local government departments, and unincorporated communities are merely under the jurisdiction of the town’s government.
Legal name, local name, search name
Each place has up to three names, and a page plan should keep them apart. The legal name and status come from the county. The local name is whatever the owner’s neighbors say, and only the owner knows it. The search name is what a customer types, which the owner can check by looking at the phrases customers use when they call.
| Community | Legal status on the Nassau County list | Local name and search name |
|---|---|---|
| Massapequa | Unincorporated community, Town of Oyster Bay | The owner’s own knowledge: how neighbors say it and what customers type |
| Massapequa Park | Incorporated village, Town of Oyster Bay | The owner’s own knowledge: whether customers separate it from Massapequa |
| Hicksville | Unincorporated community, Town of Oyster Bay | The owner’s own knowledge: the name on the invoice and the one on the phone |
| Levittown | Unincorporated community, Town of Hempstead | The owner’s own knowledge: the names customers use for parts of it |
| Manhasset | Unincorporated community, Town of North Hempstead | The owner’s own knowledge: whether customers use the name for a wider area |
| Freeport | Incorporated village, Town of Hempstead | The owner’s own knowledge: how a village name is used in a search |
Why Long Island City stays off this map
Long Island City is a neighborhood in Queens, so it belongs to New York City’s five boroughs and not to this field guide. New York State’s Department of Labor defines its Long Island region as Nassau and Suffolk counties, and that is the area this page covers. For a Queens business, see our web design in Queens page, and for New York City search work see our SEO agency in New York City page.
What an SEO company in Long Island should map before writing a page
A Long Island SEO agency that starts by writing pages is starting in the wrong place. The first deliverable is a map: the towns, villages and hamlets the business serves, ranked by profit, with the name customers use for each and a decision about which ones earn a page. The answer to what an SEO company in Long Island does first is therefore a list, drawn with the owner, before a single heading is written. Our published packages say the same thing in a different way: the Foundation tier on our SEO services pricing page includes a keyword map with one URL per intent.
A page per hamlet is not the goal. A business that serves forty places does not need forty pages; it needs the six or eight that carry its profit, and a clear service-area statement for the rest. The cards below put the three regions side by side.
- List every town, village and hamlet the business serves, with the name customers use.
- Rank the list by profit, not by population or search interest.
- Mark which places have a reason to exist as pages and which are lines on a service-area page.
- Choose the profile address and the service-area list so they match reality.
- Fix the order in which pages are built, starting with the places that pay.
- Write down who updates the pages and when, before the busy season.
Nassau County: three towns, two cities, 64 villages
Nassau County says on its cities, towns and villages page that within the county there are 2 cities, 3 towns, 64 incorporated villages and over 100 unincorporated areas. The county is divided among the towns of Hempstead, North Hempstead and Oyster Bay and the cities of Long Beach and Glen Cove. That is a dense map, and most of the businesses on it serve a handful of its places.
Village pages that have a reason to exist
A village with its own government and a real reason to be named, such as a downtown, a village hall or a local permit, can justify a page. A list of thin hamlet pages cannot. The test is whether the page would say something the next one does not. If two pages would differ only by the place name, they are one page with a list of places, and the site is better for it.
What the county says about home improvement ads
We read the home improvement license FAQ from Nassau County’s Office of Consumer Affairs, an archived copy, in November 2026. It says contractors who remodel residential homes in Nassau County must be licensed, and that anyone working only on commercial buildings does not need a license. It says a person may not advertise once they apply for a license until they are approved and hold it. It says the home improvement law regulates advertising, and that false, deceptive and misleading advertising is a violation. It lists the contractor’s name, address, phone number and license number among the things a contract must include, and it says a telephone answering service is not a location and a contractor needs a bona fide office or shop in New York State. The FAQ puts the license number in the contract list, not in a list of advertising requirements, so we do not say the county requires the number in ads. Ask counsel.
The practical consequence for a site is about timing. A contractor with an application pending should not launch advertising or a service page for home improvement work until the license is in hand, so the launch plan follows the license date and not the other way round.
Should every village get its own page?
Only if the business has done real work there and can show it. A page that lists a village name, a sentence and a form does nothing for the customer and invites the thin-content pattern search engines discount. The better answer is a service-area page that names the villages and links to the few pages that have substance.
Suffolk County: ten towns, each with its own villages
Suffolk County’s towns and villages page lists the town halls and villages of Babylon, Brookhaven, East Hampton, Huntington, Islip, Riverhead, Shelter Island, Smithtown, Southampton and Southold. The page includes villages such as Greenport, Sag Harbor and Sagaponack. A business in Suffolk can serve one or several of those towns, and the map decides the page plan.
SEO agency Suffolk owners can brief town by town
An SEO agency Suffolk owners hire should take a brief written by town name. A Huntington shop and a Riverhead shop rarely share a customer, and that is reasoning about distance, not a statistic. The brief lists the towns served, the services sold in each and the places the owner would like to reach next, and it asks the agency to say which pages it would build first and why.
Which Suffolk town should come first?
The one that pays. Rank the towns by what each brings in, take the top few and build those pages with real proof. A larger town with little revenue for you ranks below a smaller one where half your jobs are.
Licensing lines to confirm with the Suffolk department
Suffolk contractors confirm their own license and advertising terms with the county’s Department of Labor, Licensing and Consumer Affairs. We did not read the county code in full, so this page states no Suffolk rule on advertising or license numbers. Ask counsel or the county.

The East End: a town where summer can double the population
The Town of Southampton’s visitor page says the town is home to nearly 55,210 persons year-round, that the summer population can swell to twice that number or more, and that tourism and the vacation home industry drive the town’s economic development. That is one East End town’s figure and we state it as theirs. Villages such as Greenport, Sag Harbor and Sagaponack sit on the same part of the map, and each has its own character, but we make no claim about their populations.
Year-round customers and summer customers
An East End business has two readers. A year-round resident searches for a plumber, a dentist or a restaurant by town. A second-home owner searches from somewhere else, often in the spring, for someone to open the house, tend the garden or book the boat. The service may be the same, but the words, the pages and the hours differ.
Publish for June in the spring
Pages, profile hours and seasonal offers belong online before the season, not during it. Search engines need time to find new pages, and customers decide before they arrive. This is reasoning about how people plan, not a measured result, and it gives the calendar a rule: pages go up before the first busy weekend.
Do East End businesses need an off-season site?
Not a second site, but a second state of the same one. Winter hours, the shorter menu or the reduced service list should replace the summer version in the spring and autumn, so the pages never promise what the business cannot deliver.
Service areas on Google, and the address you cannot invent
Google’s guidelines for representing your business say the address and service area must be accurate and precise, and that P.O. boxes and mailboxes at remote locations are not acceptable. A business that rents a mailing address and does not operate from it, which Google calls a virtual office, is not eligible for a profile there. Service-area businesses should have one profile for the central office or location with a designated service area, and Google says not to create more than one page for each location.
The owner-level consequence is honesty. A contractor in Islip without an office in Montauk lists a service area, not a Montauk address. Our local SEO services page covers profile work in general; the Long Island point is that a place name in a service-area list is a statement about where you work, and it should be true.
- Use the real address of the office or shop, with suite or floor if there is one.
- Never list a P.O. box or a mailbox at a remote location as the business address.
- Do not list an office that is not staffed or does not receive customers during business hours.
- Describe the service area with the towns actually served.
- Keep one profile for the central office, not one per village.
- Match the name and address on the site, the profile and the invoice.
What Long Island SEO costs once the map is drawn
Long Island SEO costs what the scope costs, and the scope follows the map. How many towns and how many pages the plan includes, and how competitive the services are, decide the tier. There is no published Long Island-only price, and this page does not invent one.
What changes the tier for a Long Island business?
Four things: how many towns the plan names, how many pages it builds, how competitive the services are and whether the business sells beyond the Island. A one-town shop on the Foundation tier sits at the lower end of the bands below; a firm covering both counties with several service lines moves up.
- The number of towns named in the plan.
- The number of pages the plan builds each month.
- How many service lines the business sells.
- Whether the business has more than one location.
- Whether the work includes ecommerce or national terms.
Progression’s published SEO tiers
Our SEO services pricing page publishes three packages. Foundation is $1,500 a month, for single-location businesses in less saturated counties or as a first six months. Program is $3,400 a month, for competitive counties and multi-service businesses, and it is our most common engagement. Scale starts at $7,200 a month, for multi-location, ecommerce or regionally competing businesses.
| Package | Price | Who it fits |
|---|---|---|
| Foundation | $1,500 a month | Single-location businesses, or a first six months |
| Program | $3,400 a month | Competitive counties and multi-service businesses |
| Scale | From $7,200 a month | Multi-location, ecommerce or regionally competing businesses |
Market bands for Long Island search work
The bands below come from other providers’ published pages and run from the typical low to the published high. None is a Progression quote and none is specific to Long Island.
| Work | Published US band | What it describes |
|---|---|---|
| Local SEO for one location | $500 to $3,000 a month | One location and one profile |
| Small business SEO retainer | $1,000 to $5,000 a month | Small business organic search work |
| Midmarket or national SEO retainer | $2,500 to $20,000 a month | Competitive, multi-location or national work |
| One-off SEO audit | $1,000 to $10,000 | A single project, not a monthly fee |
SEO services Long Island firms buy, by county
SEO services Long Island firms buy differ by county, and the table sets out how, without any client claims. The long island seo services a trade business needs are not the same as those a seasonal restaurant needs, and internet marketing Long Island companies buy often means search work plus a profile and reviews.
| Where | Typical business | What the work leans on | First pages |
|---|---|---|---|
| Nassau | Trades and professional practices | Village and hamlet naming, profile accuracy, license timing | Service pages, a service-area page, two or three place pages with real work behind them |
| Suffolk | Service firms that cover several towns | A brief by town, travel limits, one profile for the central office | A service page per line of work, a town list page, proof such as photos and credentials |
| East End | Seasonal hospitality and home services | A season calendar, second-home owners, hours that change | Season pages, booking or request forms, an off-season version of the home page |
Which services come first for a contractor?
The profile, the service pages and a way to collect reviews, in that order, with the license date setting when ads and service pages go live in Nassau. Content and links follow once the base is accurate.
A local SEO company Long Island trades hire is doing profile and page work around one location; seo marketing Long Island firms buy across several towns adds content and links; Long Island search engine marketing mixes the two with paid search, which our digital advertising agency page covers. Business-specific pages sit on home services SEO, remodeling SEO and travel SEO.
Search engine optimization Long Island companies need when buyers are off the Island
Search engine optimization Long Island companies need changes when their buyers are not on Long Island. The New York State Department of Labor’s Long Island region page reports 1,190,900 private sector jobs in September 2026, up 5,900 or 0.5 percent over the year, and says four of nine private industry sectors gained jobs, including private education and health services (+7,500) and professional and business services (+1,700). Those sectors include firms that sell far beyond Nassau and Suffolk, and for them the town map matters less than the category they sell into.
A software, health or professional services firm on the Island should plan its search work as a national plan with a local address, which is the job of B2B SEO and, for makers, manufacturing SEO. Each firm still lists its Nassau or Suffolk address once, in the right places, and does not build a page per village for buyers who live elsewhere.
What should a Long Island SEO expert’s title prove?
A Long Island SEO expert, or anyone using the title, should prove it with a work sample: a page they planned, the map behind it and what the owner did with it. The title alone proves nothing, and a work sample with no client names is fine if the firm explains what the page was built to do.
Long Island SEO company proposals, read against your own map
A Long Island SEO company proposal is easiest to judge against a map you drew first. The SEO company Long Island owners find through a referral and the SEO agency Long Island firms find through a search can both be right if the plan names the towns you actually serve. The best SEO company Long Island businesses can hire is the one whose plan names the towns you actually serve, so judge any proposal by that map first. For an SEO company Long Island, NY owners can brief once, with Nassau and Suffolk together, we work remotely.
- Does the proposal name your towns, or only the word Long Island?
- Does it separate incorporated villages from unincorporated hamlets, and say why?
- Does it cover the season if you sell on the East End?
- Who owns the profile and the accounts, and are they in your name?
- Which pages will be built first, and what evidence says they will pay?
- What does the proposal say it will not do?
If you came here for an advertising agency Long Island businesses can use for paid media, or a Long Island marketing agency across channels, start with our digital advertising agency page and our guide to finding a marketing agency near you. We rank no firms, and we name none.
