Storage marketing is less about persuasion than about being the obvious answer at the right moment. The facility that shows up with the right size, a clear price and a rental they can finish on a phone has the advantage, whether it is a national brand or a single-site owner.
A Business Profile for each facility
To appear in Google’s map results, each facility needs its own complete profile with the right hours, photos of the property and the units, and a steady flow of answered reviews.

One page per location and clear unit-size information, with prices, features and availability, so a renter can compare without calling. These pages carry organic search and give paid ads a place to land.

Contractors, online sellers and field sales teams use storage as a stockroom. They ask about access hours, deliveries, larger units and invoicing.

Local search and a Google Business Profile for every facility
Renters search for storage near a place, so the map results and each facility’s Business Profile come first. Google’s own rules say how storage facilities should set them up.
Google’s Business Profile guidelines say not to create more than one profile for each location, in one account or several, and that businesses showing their address should keep permanent signage with the business name there. For hours, the same guidelines name storage facilities directly: use office hours, and otherwise use front gate hours. Google’s eligibility rules add that a business must make in-person contact with customers during its stated hours. One profile, one page, one set of facts
Name, address, phone, hours and the website link should match on the profile, the facility page and the main directories. Mismatched gate hours are a common reason renters arrive to a locked gate and leave a bad review.
Photos that answer the practical questions

Location assets in Google Ads
Linking the Business Profile to Google Ads turns on location assets, which Google says can show the address, a map to the location or the approximate travel distance in your ads. For storage, distance is one of the first things renters weigh.
Local Services Ads
Storage appears on Google’s list of Local Services Ads categories for the United States. Google says advertisers pay only when a customer gets in touch from the ad, and availability depends on the area, which its eligibility check confirms.

Separate pages for climate-controlled units, vehicle and RV parking and business storage match the searches people make. Build them only where a facility offers the service.
Structured data for each location
Google’s local business structured data guide asks sites to use the most specific LocalBusiness subtype, and schema.org defines SelfStorage as one. Mark up each facility page with its own address, hours and geo coordinates.

Online rentals and reservations that finish on a phone
The rental flow is where marketing turns into revenue. It has to work on a phone, take minutes, show the full price and capture everything the lease and the state’s lien statute require.
Some renters want to hold a unit and sign at the office; others want to rent, pay and get a gate code without a visit. Offer both where your facility software supports them, and track each step so you can see where people stop.
Reservation or full online rental
A reservation keeps the decision light; a full rental closes the sale. Offering both, with a follow-up for every reservation that has not moved in within a day or two, serves both kinds of renter.
What the rental form must capture
State lien statutes shape the lease. In California, for example, Business and Professions Code section 21712 says the lien does not attach unless the rental agreement asks for, and gives space for, the name and mailing or email address of another person to whom lien notices can be sent, and lien notices may go by email only if the agreement says so and the occupant signs it consenting to email notices. An online rental that skips those fields can undo the lease’s protections.
How lien sales are advertised
The same California chapter lets an owner send a preliminary lien notice once rent has gone unpaid for 14 consecutive days, and requires a sale to be advertised either twice in a local newspaper or once in a newspaper plus once on a public website that conducts or advertises online auctions, where it must stay up for seven days. Other states set their own steps; your counsel confirms them, and we keep marketing pages consistent with them.
Accessible forms
Under the Justice Department’s web accessibility guidance, a business open to the public has to make the services it offers online usable by people with disabilities, and the Web Content Accessibility Guidelines are named as useful technical help. Public Storage, Extra Space Storage and CubeSmart, three national brands, are all real estate investment trusts, filed with the SEC under the industry code for real estate investment trusts. An independent facility competes by being closer, more specific and easier to rent from, not by outspending them. Aim each campaign at the few miles around the facility and at the searches that describe a real need: a size, climate control, vehicle storage, a neighborhood. Broad storage searches across a metro area spend money far from your gate.
Your own names first
Bid on your brand and each facility’s name so marketplaces and competitors do not sit above you when a renter already chose you.
Bidding on competitors’ names
Google’s trademark policy says it will not restrict trademarks used as keywords, but it can restrict a trademark used in the ad text by a direct competitor after the owner complains. Bid carefully, keep their names out of your ads and send those clicks to a page that compares honestly.
Calls, directions and landing pages

Facebook ads for self storage
Meta’s ads reach people near each facility with photos and short video of clean units and easy access, and retarget visitors who checked prices but did not rent. They work best for seasonal pushes and for showing a new or expanded facility. Our Facebook ads and retargeting teams run them.

Aggregator marketplaces: reach you rent
Storage marketplaces and comparison sites list many facilities in one place and send renters who are comparing prices. They can fill units, but the renter arrives through someone else’s brand, so treat them as one channel among several.
Before joining one, read how it is paid and what you give up. The answers decide whether a marketplace rental costs more or less than one from your own site, and whether the renter remembers your name or the marketplace’s.

Move-in specials, street rates and the word free
A special earns trust when its terms sit right next to the offer. The FTC’s guide on free offers sets out how a first month free or a similar deal should be presented and how often it can run.
The FTC’s Guide Concerning Use of the Word Free, 16 CFR Part 251, says all terms, conditions and obligations of a free offer should be stated clearly and conspicuously at the outset, in close conjunction with the offer, and that a footnote reached by an asterisk does not count as disclosure at the outset. The regular price should be one at which the service was openly sold for a reasonably substantial period, which the guide puts at 30 days.
How often a free offer can run
The guide says a single kind of service should not be advertised with a free offer in a trade area for more than six months in any 12-month period, that at least 30 days should pass before another such offer there, and that no more than three should run in the same area in a year. A storage special that never ends stops being special.
Rates after the special
If the rate changes after a promotional period, say so in the offer and in the lease, in plain words. Renters who feel surprised by an increase write the reviews the next renter reads.
Let occupancy steer the budget
Where revenue management software sets street rates by unit type and occupancy, marketing should follow the same data: push the sizes with vacancies, pause ads for sizes that are full and update the specials page when the mix changes.
Reviews for storage facilities
Reviews tip close decisions between facilities a mile apart. They come from asking every tenant at the right moment and answering every review; incentives and filtering break Google’s policy and the FTC’s rule.
Under Google’s contribution policy, a merchant may not pay for reviews or reward them with discounts or free services, may not discourage negative reviews and may not ask only the customers it expects to be happy. Federal law adds the FTC’s consumer reviews and testimonials rule, 16 CFR Part 465, which prohibits fake reviews, compensation tied to a positive or negative review, reviews by owners or managers without disclosure, and groundless threats meant to get a review taken down. When to ask
A few days after move-in, once the renter has used the unit, and again at a friendly move-out. Ask everyone the same way, by email or text where consent allows, with a direct link to the facility’s profile.
Answering complaints about access and billing

Texts, emails and the consent rules
Storage runs on messages: confirmations, gate codes, payment reminders and offers. The rules differ for each, so keep account messages and marketing apart.
The FCC’s rule at 47 CFR 64.1200 requires prior express written consent before an autodialed text advertises a rental: a signed agreement, and an electronic signature can qualify, that clearly lets the seller send advertising or telemarketing messages to a named phone number. Tenants can withdraw that consent in any reasonable way, including a reply of stop, quit, end, revoke, opt out, cancel or unsubscribe, and the facility then has no more than ten business days to stop. Telephone solicitations are also barred before 8 a.m. and after 9 p.m. at the recipient’s location.
For promotional email, the FTC’s CAN-SPAM compliance guide sets the minimum: no misleading headers or subject lines, the facility’s physical postal address in every message, an unsubscribe option, and unsubscribes processed within 10 business days. Google’s guidelines say a profile may be eligible for rebranding, a name change without creating a new profile, when the change is minor or when a business with multiple locations changes its name. Assistants tend to pull from Business Profiles and reviews, facility pages, size guides, marketplaces and local forums. A facility whose pages state its sizes with dimensions, its features, its access hours and its prices in text, and whose profile is complete and reviewed, gives assistants specifics to repeat. Pages that hide prices in a widget or block crawlers in robots.txt leave the answer to someone else.
