The short answerFor most washing companies we recommend this order: a verified Google Business Profile set up as a service-area business, a fast website with a page for each service and a photo-upload quote form, then search ads and Facebook or Instagram ads with real before-and-after photographs, timed to the months people book. Success is counted in booked jobs, average ticket and repeat customers by source, not in clicks or likes. Paid campaigns can produce calls within weeks; map rankings and reviews build over several months. What is pressure washing advertising?

It is every message that asks a property owner to book a wash: the map listing, the search ad, the Facebook post with a clean driveway, the sign at a finished job and the reminder text a year later. The goal is booked work at a price that leaves margin, not attention for its own sake.

Two businesses hide inside most washing companies. Residential work, such as house washing, roof cleaning, driveways, patios, decks and fences, is bought by a homeowner, usually on a phone, and is decided on photographs, reviews and a quick price. Commercial work, such as storefronts, sidewalks, drive-thrus, dumpster pads, parking decks, apartment buildings and fleets, is bought by a manager who needs proof of insurance, a schedule that avoids business hours and an invoice that matches a purchase order. Power washing marketing that treats both buyers the same way usually serves neither of them.

How do customers find a washing company?

Most start on a phone with a short search such as house washing, roof cleaning or pressure washing near me, scan the map results and reviews, look at photographs and contact whoever answers first with a clear price. Others notice a neighbor’s clean driveway, a sign at a finished job or a recommendation in a local feed.

The search and map path

A homeowner who searches is ready now. They compare a few listings quickly, judging by the star rating, the number of reviews, the photographs and whether the company says it works in their town. The company that replies first with a price range and an available date often wins, which is why the response process belongs in the marketing plan.

The neighbor path

Washing is visible. A bright driveway beside a gray one is an advertisement, and owners who leave a sign for a few days after a job, knock on two or three neighboring doors and offer a same-street visit turn one booking into several. This path costs little and is easy to track with a dedicated phone number or a short link on the sign.

The manager path

A property manager rarely searches for a single job. They inherit a vendor list, ask peers, or post a bid request when the current vendor lets them down. Being on that list takes a professional website, a commercial page with references and documents, and someone who follows up before the season starts rather than during it.

What do owners search for when they want more washing jobs?

They search for advertising and leads more than for agencies. In Ubersuggest data for September 2026, pressure washing advertising is the largest buying phrase at about 480 US searches a month, and the fifteen distinct phrases measured, not counting close variants, add up to about 1,470.

Power washing marketing and pressure washer marketing draw about 260 searches a month each. Pressure washing leads, marketing for pressure washing and pressure washing marketing draw about 170 each, pressure washing web design about 140, pressure washing Facebook ads and pressure washing website design about 110 each, and pressure washing SEO about 70. The phrases that name a provider are small: pressure washing marketing agency draws about 30 searches a month, and pressure washing marketing company and pressure washing digital marketing agency about 10 each.

The bids say more than the volumes. Google ads for pressure washing carries a cost per click of $50.75, pressure washing leads $35.90 and pressure washing marketing $31.38, while the volume-weighted average across the set is about $17.84. Phrases about leads and advertising attract the highest bids, a sign that lead sellers and marketing firms compete for the same owners. Before hiring anyone, ask how they generate their own clients and what each one costs them.

Power washing marketing by service line

Give every service its own page, its own ads and its own photographs. A homeowner searching roof cleaning does not want a page about driveways, and a manager pricing a parking deck does not want a house-wash coupon.

Roof cleaning needs its own explanation

Roof cleaning sells on method. The Asphalt Roofing Manufacturers Association warns against using a pressure washer on an asphalt shingle roof because it causes granule loss and very likely premature failure, and its algae and moss guidance describes a mix of laundry-strength chlorine bleach and water applied with a sprayer, left to dwell for 15 to 20 minutes and rinsed at low pressure, with landscaping protected. A roof page that explains this in plain words, shows the result and says what you apply answers the homeowner’s real fear, which is damage, before it is asked.

Commercial lines need a different page

A property manager arriving from a search wants the services, the property types, a request-for-bid form, a downloadable insurance certificate on request and a sentence about how wash water is captured and disposed of. A residential coupon on that page signals the wrong kind of company. Keep commercial work on its own page with its own form and phone number, so commercial leads are counted separately.

Local SEO for pressure washing: the Google Business Profile

Local SEO for pressure washing starts with one verified Business Profile set up as a service-area business. Many washing companies work from a home, a shop or a yard that customers never visit, and Google’s rules for that case are specific.

Hide the address and set the service area

Google’s guidelines say a service-area business should hide its address from customers if it does not serve them there, and its help pages allow up to 20 service areas, set by city, postal code or other area. The boundaries of the overall area should not extend farther than about two hours of driving time from where the business is based. Google’s service-area instructions show where each setting lives.

Use the real business name

The name on the profile must be the name used on the truck, the invoices and the website. Google’s guidelines state that adding unnecessary information to a business name is not permitted and can lead to suspension, which covers town names, service lists and slogans added to rank. If the real name does not say what you do, the category and services fields do that job.

One profile, not one per town

A service-area business gets one profile for its central location. Separate profiles are allowed only for separate locations with their own service areas and their own staff. P.O. boxes are not acceptable addresses, and a virtual office is not eligible unless it is staffed during business hours. Profiles created for towns you only drive to put the listing at risk of suspension.

Categories, services, photos and posts

Pick the primary category that matches the work most people book, list every service with a short description, and upload photographs from real jobs as they happen, with the location in the caption rather than in the file name alone. Posts and answers to common questions keep the profile current between busy seasons.

Pressure washing SEO for the website

Pressure washing SEO is the website half of local search: pages that say what each service involves, what it costs and where you work, so that Google and AI assistants have something specific to show and quote.

A page for each service, written by someone who has done the work

Write each service page from the job: the surfaces, the stains, the method, the chemicals in plain terms, the time on site, what the customer needs to do beforehand and a price range or the factors that set the price. Generic copy that could describe any trade in any town does not rank and does not convert.

Town pages without doorway spam

Google’s spam policies list doorway abuse, including pages targeted at specific regions or cities that funnel visitors to one page, and substantially similar pages built to match searches. A town page earns its place only when it carries something true about that town: the housing stock, the jobs done there with photographs, the local water rules and the days you work in the area. If there is nothing to say, the town belongs in the service-area list, not on its own page.

Photographs with captions that say what and where

Search engines and AI assistants read captions and surrounding text, not the satisfaction of a clean stripe. A caption such as “two-story vinyl house wash, soft wash, north side” tells both what the image shows. Compress images so the page stays fast on a phone, and keep the originals with their dates.

Structured data without the shortcut

LocalBusiness markup with the business name, phone, hours and the areas served helps machines read the site. Do not expect stars in search results from marking up your own testimonials: Google’s review snippet guidelines limit local business review stars to sites that capture reviews about other businesses.

Search ads reach the person typing house washing or roof cleaning into Google today, which makes them the quickest paid route to a booked job. The account is small and local, and it is won or lost on negative keywords and on how fast someone answers the phone.

Structure by service and by area

Build one campaign or ad group per service so that each ad and landing page matches the search. Target the towns you serve or a radius around your base; Google Ads radius targeting needs a radius of at least 1 kilometer, and Google’s location targeting help explains the choice between presence in an area and interest in it. Exclude areas you will not drive to, however cheap the clicks look.

Negative keywords: the searchers who are not customers

Many searches that contain pressure washing are from people who want to buy, rent, repair or learn to use a machine, or to find a job. Add negatives such as rental, rent, buy, for sale, parts, repair, soap, how to, jobs, hiring and salary before launch, and read the search terms report weekly in the first month.

Calls and lead forms

Many residential customers prefer to call. Call assets add a phone number to the ad, and Google notes that a phone number typed into the ad text itself can lead to disapproval, so use the asset. Lead form assets let a searcher send contact details inside the ad on Search and Performance Max campaigns, with an email for each lead; speed of reply decides whether those leads are worth having.

No extra verification step, unlike locksmiths

Google’s local services advertising policy restricts locksmith and garage door repair ads in the United States and requires advanced verification for them. Pressure washing is not on that list, so a washing company runs search ads under the standard rules. Google’s local services ad policy is short and worth a read before launch.

As a published planning range, paid search management for a smaller account is $1,000 to $3,000 a month, with media paid to Google separately and set by the season and the size of the service area.

Can a pressure washing company use Local Services Ads?

Not under a pressure washing category, as of October 2026. Google’s US list of Local Services Ads categories includes window cleaning services, roofers, siding services, car wash and car detailing, but it does not list pressure washing, power washing or soft washing.

A washing company that also cleans windows and gutters can check eligibility in the window cleaning category, which Google describes as professionals who clean windows, mirrors, skylights and gutters, among other services. The US screening requirements for that category include background checks for select users, business registration, general liability and professional liability insurance, and state-level licenses where they apply. Local Services Ads send calls, messages and bookings, and Google says that regularly failing to answer them can affect the ad’s ranking. The category list changes, so check it each spring rather than relying on this paragraph.

Pressure washing Facebook ads and Instagram

Facebook and Instagram sell washing the way a neighbor’s driveway does, by showing the difference. Pressure washing Facebook ads suit planned residential work in spring and fall, retargeting people who visited the quote page, and reaching homeowners inside the service radius.

Before-and-after creative that holds attention

Short vertical video of one clean pass through a dirty surface, a split image from the same angle, and a carousel of three jobs on the same street are the formats washing companies commonly build around. Name the town and the surface in the first line of text, show a price range or a starting price if you can, and send the click to the matching service page.

What Meta’s before-and-after rules actually cover

Meta’s ad rules mention before-and-after images in its Health and Wellness ad policy, last changed on 22 July 2026. That policy covers weight loss products, cosmetic products and procedures and similar personal health claims, requires those ads to target people 18 or older, and lists cosmetic procedures depicting a before-and-after transformation among the ads allowed to that audience. A photograph of a driveway or a roof before and after cleaning is not what that policy addresses. Washing ads still have to follow Meta’s general advertising standards and must not mislead.

When an ad might count as housing

Meta’s Special Ad Category page lists housing repairs among its examples of housing ads, and ads in the housing category have age, gender and ZIP code targeting, exclusion targeting and lookalike audiences limited or removed, with city locations widened. Cleaning is maintenance rather than repair, but if an ad offers repair work, such as replacing deck boards before sealing, or Meta rejects an ad under its discriminatory practices policy, run it in the housing category. Lead ads and the speed of the reply

Meta’s lead ads collect contact details in an instant form on Facebook or Instagram or send people to a website form, offer phone verification by text passcode, and connect to a CRM or to Meta’s Leads Center. A lead ad that asks for the address, the service and two photographs produces fewer, better requests than one that asks only for a name.

Before-and-after photos: shoot them so they can be trusted

In this trade the photograph is the product demonstration, so it has to be real, comparable and captioned. The FTC’s advertising guidance for small business says ads must be truthful and not deceptive, and that an advertising agency can be held responsible for misleading claims as well as the advertiser.

  • Shoot the before and the after from the same position, at the same height and in similar light.
  • Show the whole surface in at least one frame, not only the cleanest corner.
  • Use only your own jobs; never stock images or another company’s photographs.
  • Ask the customer before publishing a photo of their home, and leave out house numbers and license plates.
  • Say in the caption if the surface was also sealed, stained or treated after washing.
  • Keep the original files with their dates, so any photo can be traced to a job.
  • Record a short clip during the job; one clean pass is often the strongest asset of the day.

Pressure washing website design: what the site has to do

Pressure washing website design is judged on a phone, often standing in a driveway, in the time it takes to scroll twice: does this company do my job, in my town, at a price I can accept, and can I book now?

The first screen

Company name, the main services, the towns served, a tap-to-call button, a quote button and one strong before-and-after photograph. Reviews or the review count belong just below. Everything else can wait for the second scroll.

Service and area pages

One page per service, written as described above, and an area page only where there is something true and specific to say. Each page ends with the same short quote form and the same tracked phone number.

Organize photographs by service and by town rather than in one long grid, caption each pair, and link every gallery to the service page it supports. A gallery is evidence; treat it like a case file, not wallpaper.

Speed, tracking and ownership

Fast pages, a call-tracking number, form tracking into analytics and a CRM or job-management system that records the source of each job. The domain, the hosting and the analytics should sit in the owner’s name.

A pressure washing landing page is a single page built for one service and one source of traffic, usually a search or Facebook campaign. It does one job: turn the click into a quote request or a call.

  1. A headline that repeats the service and the town or area from the ad.
  2. A before-and-after image from a real local job, captioned.
  3. Three lines on the method, including how the surface is protected.
  4. A price range, a starting price or the factors that set the price.
  5. The quote form: name, phone, address, service, and a photo upload.
  6. A tap-to-call number that is tracked separately from the main line.
  7. Three or four reviews that mention the same service.
  8. Proof of insurance and any license the work requires in your state.
  9. What happens next and how soon you reply, stated plainly.
  10. Consent wording beside the phone field if you will follow up by text.

Speed of quote is one of the few advantages a small washing company can win outright. The right form depends on the service: simple residential jobs can be priced from a few answers and photos, while roofs, commercial sites and fleets need a look.

What to ask on the form

Ask only what you need to quote and schedule, and make photographs optional but encouraged. The fields below cover most residential jobs.

  • Name, mobile number and email address.
  • Service address, so you can check distance and look at the property on a map.
  • The services wanted, as checkboxes rather than free text.
  • Number of stories and the main surface type for a house wash.
  • Two to four photographs, taken from the street and up close.
  • Preferred dates or any deadline, such as a sale or an event.
  • How they heard of you, as a dropdown that matches your channels.

How to get leads for pressure washing without renting them

Own the sources that cost nothing per lead once built: the map listing, the website, reviews, past customers and the neighbors of every job. Rented sources can fill gaps, but a shared marketplace may sell the same request to several companies at once.

Buying leads is its own subject.   • Answer every call and form the same business day, and record why each lost quote was lost.
  • Ask every finished customer for a review in the same way, by text or email with their consent.
  • Offer neighbors of a job a same-week slot while the crew is on their street.
  • Send past customers a reminder before their surface is due again.
  • Keep a referral offer simple, and keep it separate from any review request.
  • Introduce yourself to property managers, real estate agents and painters who need clean surfaces.
  • Post finished jobs on the Business Profile and social pages within a day of the work.

Commercial pressure washing: winning recurring contracts

Commercial work is sold rather than clicked: a short list of property managers, store and restaurant operators, HOAs and fleet managers, approached with proof of insurance, a schedule that suits them and a per-visit price that becomes a service agreement.

Build the target list

Start with the property types you want on a schedule and can serve well: retail centers, restaurants with drive-thrus, apartment communities, office parks, parking decks, gas stations or fleets. List the managing companies and the people who approve vendors, and keep the list in a CRM rather than a spreadsheet that nobody updates.

What the manager needs to see

A commercial page with the property types served, the hours you work, a certificate of insurance on request, references, safety practices and a plain statement of how wash water is captured and disposed of. That last point matters, because a discharge from the site can become the property owner’s problem as well as yours.

Turn one job into a schedule

Price the first visit as the start of a schedule, propose a frequency that fits the site, and put the scope, the visit dates, the per-visit price and the cancellation terms in a short written agreement. Report each visit with photographs, so the manager can show the owner what was paid for.

Fleet washing

Fleet work runs on routes and rules. Ohio EPA’s fact sheet for mobile power washers covers vehicles and equipment as well as buildings and treats the wash water as industrial wastewater, so a fleet proposal should say where the washing happens and what happens to the water. LinkedIn and direct outreach are the natural routes to fleet managers.

Reviews: how to ask, and what never to do

Reviews weigh heavily in residential jobs, and the rules around them tightened in 2024. Ask every customer the same way, never pay or discount for a review, and answer the bad ones calmly.

Ask everyone the same way

Google’s Maps policy prohibits discouraging negative reviews and selectively asking happy customers only, and it bars pressuring customers to review on the spot or asking for specific content. Send every finished customer the same short message with the link, and send it once.

No discounts or gifts for a Google review

The same Google Maps content policy lists incentives such as payment, discounts or free services in exchange for a review as not allowed. A referral reward for sending a new customer is a different thing; keep the two offers apart.

What the FTC review rule prohibits

The FTC’s Rule on the Use of Consumer Reviews and Testimonials, in force since 21 October 2024, prohibits writing or buying fake reviews, offering incentives conditioned on a positive or negative review, undisclosed reviews by owners and managers, and review suppression through unfounded legal threats or intimidation. Answer the bad ones

Door hangers, yard signs and truck wraps

Offline marketing still works in a visible trade, as long as it is aimed at the streets you already serve and tracked like everything else. It supports the digital channels; it rarely replaces them.

Hang door hangers on doors and never put them in mailboxes: federal law, 18 U.S.C. 1725, fines anyone who knowingly deposits unstamped mailable matter in a mailbox to avoid postage. Wastewater and storm drains

Under EPA’s rules, an illicit discharge is any discharge to a municipal separate storm sewer that is not composed entirely of storm water, apart from permitted discharges and firefighting, and regulated small storm sewer systems must prohibit non-storm water discharges through an ordinance or similar mechanism to the extent local law allows. EPA’s storm sewer program page counts about 855 Phase I systems and 6,695 Phase II systems, which is why so many towns have a rule. States add their own: Ohio EPA’s fact sheet for mobile power washers treats power washing wastewater as industrial wastewater even when biodegradable soaps are used, says it cannot go into storm drains, and sets out options such as discharging to a sanitary sewer with the treatment plant’s permission.

Licensing and insurance

There is no single national rule. Depending on the state and city, a washing company may need a general business license, a contractor registration, or a pesticide license for roof and siding treatments that kill algae or moss: Oregon, for example, licenses moss control, the use of pesticides to control moss or algae on structures, under its pesticide licensing rules. Check the state contractor board, the city or county business office and the state pesticide regulator before advertising a service, and carry the insurance commercial customers will ask to see.

Claims in ads

Words such as eco-friendly, biodegradable, safe for every surface or guaranteed need proof. A biodegradable detergent does not make wash water acceptable for a storm drain, as the Ohio fact sheet points out, so a green claim should describe what you actually do with the water.
